Maintenance Supervisor General SummaryUnder the immediate supervision of the Community Manager, the Maintenance Supervisor is responsible for all aspects of maintenance and repairs at an apartment community.
EssentialJob Duties and Responsibilities
- Manage staff and oversee all work load duties.
- Ensure work orders are completed within a timely manner and all make‑ready’s are done in a timely manner.
- Coordinate with Community Manager to complete projects and work orders efficiently.
- Perform minor electrical maintenance, including replacement or repair of fixtures such as wall switches, outlets, bulbs, fuses, and minor appliances.
- Perform minor plumbing maintenance, such as replacing or repairing leaks in drains and faucets, unclogging drains, and adding new lines.
- Perform minor painting, carpentry and masonry work, including preparing surfaces, applying paints, stains, and varnishes, hanging doors, and fitting locks and handles.
- HVAC certified with knowledge of systems, able to maintain, repair and replace HVAC systems.
- Diagnose problems, replace or repair parts, test and make adjustments.
- Schedule and complete a preventative maintenance program.
- Read and interpret equipment manuals to perform required maintenance and service.
- Respond to emergency situations during and after hours to resolve immediate concerns.
- Work flexible hours.
- Comply with safety regulations and maintain clean and orderly work areas.
- Complete other tasks as directed and assigned.
