This is a full‑time, on‑site Maintenance Technician role based in Odessa, FL. The Maintenance Technician will perform routine and emergency maintenance for an HOA, including common areas, building systems, and facility equipment. Daily responsibilities include completing work orders, inspecting property conditions, performing repairs, and carrying out preventive maintenance tasks to reduce downtime and extend equipment life. The role involves troubleshooting mechanical, electrical, and plumbing issues, coordinating with property management and vendors, and ensuring that safety standards and company procedures are followed.
The Maintenance Technician will also assist with seasonal projects, property improvements, and resident service requests, while maintaining accurate records of work performed and materials used.
- Strong equipment maintenance skills, including hands‑on experience with building systems and facility equipment.
- Proficiency in troubleshooting to diagnose and resolve mechanical, electrical, and basic plumbing issues efficiently.
- Experience with preventive maintenance, including inspections, scheduled servicing, and documentation to minimize breakdowns.
- Demonstrated ability in general maintenance and repair for residential or commercial properties, including minor carpentry, painting, and basic HVAC tasks.
- Background in industrial or property maintenance environments is beneficial.
- Ability to read and follow work orders, manuals, and safety guidelines; strong attention to detail and organization.
- Excellent customer service and communication skills when interacting with residents, vendors, and team members.
- Capability to lift and carry moderate weights, work on ladders, and perform duties in various indoor and outdoor conditions.
- Valid driver’s license and reliable transportation to travel between properties as needed.
- High school diploma or equivalent; technical training or certifications in maintenance‑related fields are a plus.
