MAINTENANCE SUPPORT TECHNICIAN -
This position is responsible for maintenance assistance and support to building personnel. The role involves routine minor mechanical maintenance of equipment within the building and provides support to the maintenance mechanical staff and skilled tradesmen assigned to the building.
Specific Duties- Routine minor mechanical maintenance of equipment in the building.
- Assist the maintenance mechanical staff and skilled tradesmen assigned to the building and perform minor repairs as directed.
- Carry ladders and other equipment, touch‑up painting, minor carpentry.
- Change light bulbs and ballasts, switches, receptacles, etc.; use wiggies and meter.
- Maintain floor and carpet machines, and groundskeeping equipment.
- Perform maintenance on air conditioning systems; change filters and record installation dates; perform pump repairs.
- Assist with maintenance of hardware, doors, windows, restroom fixtures, and minor carpet repairs.
- Plumbing duties: unclog drains, repair flush valves, repair commodes, sinks, urinals, and drinking fountains.
- Fix receptacles; pull new circuits for electrical, run EMT & PVC conduit, change breakers.
- Unstop and repair dispensers.
- Complete all necessary paperwork associated with duties.
- Assist the Facilities Manager in monitoring or adjusting the Energy Management, Fire Protection, and Security Systems.
- Assist Maintenance Mechanic, outside contractors, and others as needed.
- Perform light cleaning in the building, including cleaning water fountains, doors, walls, switch plates, and kick plates.
- Clean and restock restrooms.
- Understand and take directions from the supervisor and communicate findings.
- Perform groundskeeping duties as needed.
- Keep entrance steps, entrance mats, and porches clean; police around the exterior of the building.
- Read and understand blueprints.
- Maintain good public relations with peers, supervisors, and tenants.
- Establish and maintain good working relationships with others.
- Maintain a good rapport with tenants, co‑workers, and supervisors; keep them informed of any unusual situation and answer questions and requests.
- Display courteous and respectful behavior at all times; present a professional image.
- Perform all work in a safe manner.
- Report all safety problems to the Facilities Manager.
- Adhere to safety awareness policies, view safety videos when presented, and attend required safety meetings.
- Knowledge of safety procedures required in maintenance and repair work.
- Skill in using tools and equipment in maintenance and repair work.
- Ability to perform a variety of skilled trades functions.
- Ability to read blueprints.
- Ability to install, maintain and repair electric motors, generators, and other mechanical equipment.
- Ability to take accurate measurements.
- Ability to follow instructions.
- Model behaviors of Accountability, Communication, Empowerment, Flexibility, Integrity, Respect, and Teamwork.
- One year of experience in the maintenance and repair of buildings, plumbing, or electrical or mechanical equipment; or vocational/technical training in mechanical repair or one of the building trades can substitute at the rate of 720 classroom hours.
- Valid and applicable driver’s license.
- Prolonged periods of walking, standing, bending, lifting, use of all types of ladders, and occasional use of personnel lift.
- Adhere to safety awareness policies, view safety videos when presented, and attend required safety meetings.
- Additional background screening may be required by tenant agencies based on position assignments or access requirements.
- Other related duties as needed.
