Job Summary

The Superintendent leads, plans, organizes, and supervises all construction project activities from mobilization through closeout. The Superintendent ensures work is performed safely, efficiently, and in accordance with the project schedule, drawings, and specifications. The Superintendent acts as the primary point of contact for field operations, coordinating subcontractors and upholding high standards for day-to-day onsite construction operations. A Superintendent will assume the essential functions of an Assistant Superintendent as appropriate.

  • Lead, manage, and develop Assistant Superintendents, Carpenters and Laborers. Ensure compliance and adherence to Standard Operating Procedures (SOPs). Set quality control expectations and monitor, as needed. Provide constructive coaching and feedback related to performance and development opportunities.
  • Assist in the pursuit of future work. Build the preliminary schedule and visit the project site to plan/prepare accordingly. Attend internal interview prep meetings and participate in interviews.
  • Lead project start-up activities by mobilizing the project, reviewing the project startup bids and scores with the Project Manager (PM) to ensure no gaps, and attending preconstruction meetings, as requested.
  • Partner on the RFI process, as needed. Communicate the most recent information to the field crews. Collaborate with the project team to ensure constructability or identify details that may require revisions. Draft, create, or partner with Project Engineers to develop RFIs; review and confirm adequacy of responses.
  • Support the completion of work (self-perform) in the field, as needed.
  • Oversee management of subcontractors. Hold subcontractors accountable to their scope of work per the drawings, specifications, and submittals, and ensure work is completed per plan. Ensure Bryan Construction carpenters and laborers are adhering to schedules and managing time appropriately.
  • Coordinate subcontractors by managing the day-to-day workflow and schedule. Maintain timelines of subcontractors and ensure they stay on schedule for their scope of work. Confirm subcontractors can perform their duties by removing any potential roadblocks.
  • Oversee project site safety and enforce safety protocols. Ensure adherence to safety plans and enforce protocols, as appropriate. Attend safety meetings with project teams, as needed. Walk the jobsite to confirm the team is wearing the appropriate Personal Protection Equipment (PPE). Conduct toolbox talks, as needed.
  • Create and manage the project schedule, in partnership with the Senior Superintendent as appropriate, working to mitigate and track delays, problem solve, and determine how to adjust. Perform constructability reviews. Ensure submittals are included for procurement planning. Maintain regular updates and distribute to subcontractors. Communicate schedule updates to the client.
  • Review change orders with the PM, working through potential field work directives and ensuring contract verbiage reflects the needs of the project. Assist in developing scopes and pricing for change orders during construction.
  • Partner with the PM to monitor the project budget. Monitor labor forecasts and budget projections in coordination with the PM; ensure labor forecast and budget projection are aligned. Communicate progress, risks, and updates to the PM and senior leadership. Support cost control efforts by identifying potential savings and mitigating overruns.
  • Lead and participate in meetings, to include subcontractor coordination meetings, OAC meetings, safety meetings, preparatory meetings, preconstruction and red zone meetings, project kickoff meetings, inspector coordination meetings, local municipality/partnering meetings, and other project team meetings.
  • Create and manage the site logistics plan. Oversee utilities and onsite facilities. Coordinate and schedule deliveries/materials and ensure access/badging is available.
  • Conduct daily reports to capture and document project information, including manpower/headcount, daily activities, progress, and delays. Maintain updated as-built drawings and field logs.
  • Perform layout, as needed. Set control lines, as needed, and ensure compliance with established control line and grade.
  • Obtain permits and licenses and schedule inspections, as needed.
  • Engage in BIM coordination, as needed. Attend BIM coordination meetings and ensure alignment between the constructability and sequence of activities.
  • Oversee Quality Control efforts. Enforce adherence to project plans, specifications, and established standards to ensure all work meets contract requirements. Maintain accurate as-built documentation and punchlist tracking.
