The Controller will oversee all day-to-day accounting operations for a mixed-use real estate development platform and report directly to the Chief Financial Officer. This role is responsible for managing financial reporting, maintaining accounting records across multiple entities and projects, and ensuring compliance with both GAAP and tax-basis accounting requirements. The Controller will lead the accounting function, support development and asset management operations, and provide accurate, timely financial information.
This position requires deep experience in real estate development accounting, including construction cost tracking, partnership accounting, and managing multi-entity structures.
Key Responsibilities- Oversee the monthly, quarterly, and annual close process across all development and property management entities.
- Prepare and review GAAP-basis financial statements for internal and external use.
- Maintain tax-basis books for partnerships and support reconciliations.
- Ensure timely and accurate financial reporting packages for external accounting fund administrators, lenders, and investors.
- Monitor balance sheet accounts, job cost allocations, and cash flow activity.
- Supervise accounting for mixed-use development projects, including residential, retail, office, and hospitality components.
- Oversee tracking and capitalization of:
- Land acquisition costs
- Hard and soft construction costs
- Capitalized interest, taxes, and insurance
- Ensure proper cost classification and capitalization in accordance with GAAP and tax treatment.
- Manage the accounting framework for both GAAP and tax-basis reporting.
- Work closely with external tax advisors on partnership reporting and K-1 preparation.
- Oversee accounting for multiple legal entities and joint ventures.
- Track capital contributions, distributions, and intercompany activity.
- Maintain investor capital account records.
- Support annual audits, reviews, and financial statement compilations.
- Assist with lender compliance packages and covenant reporting.
- Ensure compliance with internal controls and company accounting policies.
- Bachelor’s degree in Accounting or Finance required
- CPA preferred
- 8–12+ years of accounting experience
- Experience managing multi-entity accounting structures
- Strong knowledge of both GAAP and tax-basis accounting
- Experience with development accounting and job cost tracking
- Knowledge of partnership accounting and capital account maintenance
- Experience with accounting systems such as Yardi, QB Enterprise Solutions, and North Spyre
