Position Overview We are seeking an experienced Mechanical Estimator with a solid foundation in field operations to join our team. This role will be responsible for preparing accurate, competitive, and timely estimates for commercial and industrial mechanical projects. Our primary focus is on high-stakes, complex HVAC retrofit and replacement projects across sectors including healthcare, hospitality, high-rise condominiums, and commercial facilities.

The ideal candidate bridges the gap between field reality and financial forecasting, leveraging practical mechanical knowledge to accurately scope projects involving chillers, boilers, cooling towers, air handlers, etc. Key Responsibilities

• Project Takeoffs & Estimating:
  Review blueprints, mechanical drawings, and specifications to prepare comprehensive labor, material, and equipment takeoffs for HVAC and mechanical piping replacements.
• Retrofit:
  Assess existing building conditions and mechanical rooms to identify logistical challenges, rigging requirements, and other constraints unique to retrofit work.
• System Scope:
  Develop accurate estimates specifically for central plant upgrades and equipment change-outs, including chillers, boilers, cooling towers, air handling units (AHUs), RTUs, and associated pumping/piping systems.
• Software:
  Experience with Procore to manage bidding documents, RFIs, change orders, and submittal tracking throughout the pre-construction phase.
• Vendor & Subcontractor Relations:
  Solicit, review, and negotiate quotes from equipment manufacturers, vendors, and specialized subcontractors (e.g., equipment, electrical, insulation).
• Collaboration:
  
  Work closely with project managers, foreman, and clients to ensure a seamless transition from the estimating phase to project kickoff.

Qualifications & Experience

• Field Experience
  
  Required:
  
  Minimum of 5 years of hands-on experience in the field (as a mechanical pipefitter, HVAC technician, or field supervisor) is highly preferred. You must understand how the equipment gets into the building, not just what it costs on paper.
• Estimating
  
  Experience:
  
  3+ years of dedicated mechanical/HVAC estimating experience, with a proven track record in retrofit and replacement projects.
• Market Knowledge:
  Proven experience estimating projects in demanding environments such as active healthcare facilities (AHCA/ICRA compliance knowledge), operational hotels, and occupied condominiums.
• Technical Proficiency:
  Must have strong proficiency with Procore (Bidding, RFI, and submittal modules). Experience with mechanical estimating software (FastPIPE) is a major asset.
• Deep Equipment Knowledge:
  Solid understanding of central energy plant mechanics (chilled water systems, condenser water loops, steam/hot water boiler systems).
• Skills:
  
  Strong mathematical accuracy, excellent negotiation skills, and the ability to manage multiple bid deadlines simultaneously.
