Trentium Capital is hiring an experienced Underwriter to join our business-purpose real estate lending team in our Fort Lauderdale office.
This role is responsible for underwriting loans to real estate investors, builders, and developers across ground-up construction, fix & flip, bridge, DSCR, and large-balance residential investment transactions.
We are not looking for a traditional consumer mortgage underwriter or someone who simply works through a checklist. The right candidate understands real estate, sponsor strength, project economics, leverage, collateral, and exit strategy and can quickly determine what makes a transaction work—or what makes it too risky.
You will work closely with originations, processing, closing, capital markets, and leadership to structure transactions, identify risk, establish conditions, and move quality loans from initial review through approval and closing.

You will work closely with originations, processing, closing, capital markets, and leadership to structure transactions, identify risk, establish conditions, and move quality loans from initial review through approval and closing.
What You’ll Do- Underwrite business-purpose real estate loans from initial submission through final approval
- Analyze sponsor and guarantor credit, liquidity, net worth, experience, and financial capacity
- Review borrower and entity structures
- Analyze purchase price, cost basis, payoff, project costs, sources and uses, and requested loan amount
- Review construction and renovation budgets
- Evaluate sponsor experience relative to project size and complexity
- Review appraisals and analyze current value, as-is value, ARV, and collateral risk
- Calculate and evaluate LTC, LTV, LTARV, DSCR, and other applicable leverage metrics
- Analyze ground-up construction and fix & flip projects, including remaining costs and completion risk
- Underwrite acquisition, bridge, refinance, recapitalization, and qualifying cash-out transactions
- Review DSCR transactions and rental income
- Analyze credit reports, background reports, bank statements, personal financial statements, schedules of real estate, entity documents, and supporting financial information
- Evaluate loan purpose, project feasibility, exit strategy, and repayment risk
- Identify exceptions, weaknesses, and compensating factors
- Prepare clear credit recommendations for approval
- Establish underwriting conditions and determine what is required to close
- Work with originators to structure transactions within Trentium’s lending programs
- Communicate underwriting decisions and credit concerns clearly and efficiently
- Help find reasonable structures for good transactions without compromising credit quality
- Maintain accurate underwriting information in Trentium’s loan origination systems
- Help improve underwriting processes and credit workflows as Trentium scales
