RoleSummary
The Site Technician is the boots-on-the-ground role responsible for keeping the facility running smoothly day to day. This person manages incoming packages and deliveries, keeps the loading dock and shared equipment organized, handles janitorial and exterior upkeep, and supports the General Manager with general facility upkeep and light maintenance. It's a hands-on, high-visibility role that directly shapes the tenant experience.
Key Responsibilities Package & Delivery Management- Direct delivery drivers and ensure packages are delivered to the correct location.
- Receive, sort, and organize incoming packages.
- Keep package racks and the loading dock organized and accessible.
- Retrieve packages incorrectly delivered to the neighboring property.
- Deliver packages to tenant units when necessary to prevent the receiving area from becoming obstructed.
- Maintain organization and cleanliness throughout the loading dock.
- Return pallet jacks, dollies, carts, and the stacker to their designated locations.
- Help coordinate loading dock activity during large deliveries, tenant move-ins, and move-outs.
- Ensure overhead doors are closed after use and loading areas remain clear.
- Clean and maintain the breakroom area, restrooms, and common areas.
- Empty trash throughout the interior and exterior of the warehouse.
- Pick up loose trash around the building.
- Cut the grass and perform basic landscaping upkeep.
- Restock restroom and breakroom supplies and notify management when inventory is low.
- Participate in routine property walks and identify maintenance, cleanliness, safety, or access-control concerns.
- Assist with minor maintenance where appropriate.
- High school diploma or equivalent.
- Prior experience in warehouse, janitorial, facilities, or maintenance work preferred.
- Comfortable operating pallet jacks, dollies, carts, and similar warehouse equipment; stacker experience a plus.
- Basic landscaping and groundskeeping experience (mowing, general upkeep).
- Strong organizational habits and attention to detail.
- Reliable, self-directed, and comfortable managing a varied daily workload.
- Solid communication skills — this role interacts directly with tenants and delivery drivers daily.
- Valid driver's license preferred.
- Ability to lift and carry up to 50 lbs regularly, and up to 75 lbs occasionally with assistance.
- Ability to stand, walk, bend, and move throughout the facility for extended periods, indoors and outdoors.
- Comfortable working in a warehouse environment, including exposure to seasonal outdoor conditions.
