Must Obtain & Maintain Security Clearance HVAC Technician Job Summary

The HVAC Technician is responsible for performing preventive maintenance, troubleshooting, service, repair, and system restoration for commercial and industrial heating, ventilation, air-conditioning, refrigeration, and controls systems. This position supports a mission-critical, large data center environment and requires the ability to independently diagnose root causes, complete safe and reliable repairs, document work performed, and communicate effectively with supervision, customers, and team members.

Essential Duties and Responsibilities Commercial and Industrial HVAC Service
  • Independently troubleshoot, diagnose, repair, and restore commercial and industrial HVAC equipment systems in a large data center setting, including AHUs, CRACs, VFDs, FCUs, outdoor air units, chilled water and hot water systems, terminal units, UFTs, refrigeration equipment, pumps, exhaust fans, chillers, dryers, compressors, and other related mechanical equipment.
  • Identify root causes rather than repeatedly treating symptoms or resetting equipment without determining the cause of failure.
  • Perform skilled repairs on multi-zone systems and related equipment.
  • Repair or replace compressors, motors, bearings, belts, pulleys, contractors, relays, transformers, capacitors, actuators, sensors, thermostats, valves, dampers, switches, control boards, electric/electronic/pneumatic controls, heater controls, pressure controls, safety valves, automatic gas valves, motor controllers, magnetic starters, and other HVAC components.
  • Diagnose abnormal noise, vibration, temperature, humidity, pressure, airflow, and energy-consumption conditions.
  • Perform emergency and temporary repairs necessary to protect personnel, equipment, facilities, and mission operations.
Refrigeration, Piping, and Startup Work
  • Diagnose refrigeration-system issues using pressure, temperature, superheat, subcooling, airflow, electrical, and manufacturer performance data.
  • Recover, evacuate, leak-test, charge, and document refrigerant in accordance with applicable environmental requirements.
  • Maintain records of refrigerant recovery and recycling in compliance with Environmental Protection Agency requirements and company procedures.
  • Perform brazing, soldering, piping repairs, evacuation, pressure testing, dehydration, and system startup when qualified and authorized.
  • Test systems using pressure tests and operational testing; test joints and insulate pipes for refrigeration, heating, or air-conditioning systems.
Building Automation System and Controls
  • Use the Building Automation System to investigate alarms, trends, schedules, setpoints, sensor values, command status, and equipment operation.
  • Utilize the building automation system to track building conditions and the operation of facilities equipment.
  • Diagnose field-device, actuator, sensor, communication, sequence-of-operation, and control-loop problems.
  • Compare actual equipment operation to approved sequences of operation.
  • Make authorized setpoint, schedule, calibration, and control adjustments.
  • Connect motors to control panels and control panels to power sources; connect and disconnect wiring from 24 single-phase voltage to 480 three-phase voltage, as authorized and qualified.
Preventive Maintenance and Reliability
  • Inspect belts, bearings, filters, coils, motors, drives, dampers, valves, drains, traps, electrical connections, insulation, safeties, and control devices.
  • Perform lubrication, cleaning, adjustment, alignment, calibration, operational testing, and minor component replacement.
  • Review preventive maintenance work activities and suggest changes to improve equipment operation, reliability, and performance.
  • Recommend measures to improve maintenance methods and equipment performance.
Planning, Parts, and Materials
  • Develop parts and materials lists for planned repairs.
  • Research equipment model numbers, serial numbers, replacement parts, technical manuals, service bulletins, and approved equivalents.
  • Verify parts before ordering to reduce incorrect purchases and return delays.
  • Identify commonly failing components that should be maintained as critical spare parts.
  • Estimate labor, tools, materials, access requirements, shutdown needs, and operational impacts before beginning planned work.
Installations, Modifications, and Commissioning Support
  • Perform or support minor HVAC installations, component replacements, modifications, and system improvements.
  • Assist with equipment startup, functional testing, balancing coordination, commissioning, and turnover.
  • Verify that replacement equipment and components are compatible with existing electrical, mechanical, control, and BAS infrastructure.
  • Review technical information and identify constructability, access, serviceability, sequencing, or operational concerns.
Documentation, Communication, and Customer Service
