General Maintenance Worker

Job Summary

The General Maintenance Worker (GMW) performs preventive maintenance, troubleshooting, general maintenance, and minor repairs to building systems, equipment, and facilities. Work requires practical knowledge and skill in multiple maintenance disciplines, including HVAC, plumbing, electrical, carpentry, painting, door and locking hardware, garage and gate equipment, fire extinguishers, and general building maintenance. The GMW responds to service requests and preventive maintenance work orders, identifies equipment deficiencies, performs repairs within the employee's level of training and authorization, and reports conditions requiring specialized or licensed trades personnel.

Duties/Responsibilities
  • Performs general preventive maintenance, troubleshooting, adjustment, and minor repair of facility equipment and building systems.
  • Performs basic HVAC maintenance and repairs, including changing air filters, cleaning coils and drain pans, clearing condensate drains, replacing belts, inspecting equipment, adjusting thermostats, replacing minor components, and identifying HVAC deficiencies requiring a qualified HVAC technician. Recover ozone depleting substances on equipment before disposal.
  • Performs basic plumbing maintenance and repairs, including repairing or replacing faucets, flush valves, toilet components, sink components, traps, supply lines, drains, water coolers, and similar plumbing fixtures.
  • Clears minor drain obstructions and identifies leaks, damaged piping, failed valves, and other plumbing conditions requiring additional repair.
  • Performs minor electrical maintenance within authorized limits, including replacing receptacles, switches, lamps, ballasts/drivers, fixtures, and other approved electrical components.
  • Identifies electrical deficiencies and immediately reports conditions requiring a qualified electrician.
  • Inspects, adjusts, repairs, and replaces door hardware, including hinges, door closers, panic hardware, handles, latches, strikes, thresholds, door sweeps, and related components.
  • Installs, repairs, adjusts, and maintains locking hardware and assists in maintaining existing facility lock systems.
  • Performs routine maintenance and minor repairs to garage door arms, parking control arms, gate operators, articulated arms, and associated mechanical hardware.
  • Inspects garage and gate equipment for damage, alignment, loose hardware, excessive wear, and proper operation and reports electrical, controls, or specialized repairs requiring additional technical support.
  • Inspects and operates snow removal equipment such a drivable machinery, snow blower, and use of a shovel. Can apply ice melt or equivalent when needed.
  • Performs routine visual inspections of portable fire extinguishers and verifies that extinguishers are properly mounted, accessible, appropriately identified, and appear ready for service.
  • Documents and reports missing, damaged, discharged, expired, obstructed, or otherwise deficient fire extinguishers for correction by qualified fire-protection personnel.
  • Does not recharge, hydrostatically test, internally service, or perform other regulated fire extinguisher maintenance unless specifically trained, certified, and authorized.
  • Repairs and replaces door jambs, doors, trim, molding, and other miscellaneous carpentry components.
  • Patches minor holes and cracks in walls and ceilings using plaster, joint compound, or similar materials.
  • Prepares and paints walls, structures, equipment, doors, windows, cove base, and other facility surfaces to match existing finish surfaces like new.
  • Repairs minor concrete floor, step, curb, and sidewalk deficiencies within the scope of general maintenance work. Replaces carpet squares, floor tiles, and can saw cut holes for UFT swirls.
  • Repairs or replaces damaged ceiling tiles, wall panels, floor tiles, base molding, and similar interior finishes.
  • Performs minor repairs and adjustments to furniture, shelving, cabinets, partitions, signage, and other facility components.
  • Replaces broken or damaged glazing and window components when within the employee's training and authorized scope of work.
  • Performs general maintenance on facility equipment, machinery, mechanical components, and building systems.
  • Conducts routine facility inspections to identify deficiencies, safety concerns, damaged equipment, leaks, unusual noises, excessive vibration, or other conditions requiring corrective action.
  • Responds to occupant service calls and investigates reported facility problems to determine the appropriate corrective action.
  • Determines whether repairs can be safely completed as general maintenance or require referral to HVAC, electrical, plumbing, fire protection, controls, or other specialized trades personnel.
  • Assists skilled trades personnel with maintenance and repair activities as directed.
