Superintendent
The Superintendent oversees all on-site operations for a single construction project from groundbreaking through final occupancy. Working closely with the Project Manager and reporting to the Director of Field Operations, this role ensures the project is delivered safely, on schedule, and to the required quality standards. The Superintendent coordinates subcontractors, manages site activities, and maintains strong documentation and communication throughout the project lifecycle.
Responsibilities
- Collaborate with the project team during sales support activities, including participating in introductory meetings with clients to present the project team and build strong working relationships.
- Contribute to the development of the project schedule, using Microsoft Project to plan critical activities and coordinating with potential subcontractors to confirm durations and milestones.
- Review and understand the owner contract to ensure all contractual requirements are met, including milestone and completion dates, performance standards, and specified materials and quantities.
- Participate in internal project start-up meetings to align the team on contractual requirements, project goals, and execution plans.
- Participate in project start-up meetings with subcontractors, led by the Project Manager, to communicate timing, coordination needs, and expectations for meeting project objectives.
- Complete OSHA training and maintain at least a 30-hour OSHA training certificate, applying this knowledge to daily site activities.
- Conduct regular safety inspections of the project site to verify that all operations comply with OSHA regulations and any additional safety requirements imposed for the site.
- Maintain thorough safety documentation, including inspection records, toolbox talks, and other required safety documents, and lead safety meetings as needed.
- Manage all day-to-day operations on the project site, including planning and coordinating work to minimize conflicts and maximize subcontractor efficiency.
- Notify subcontractors in advance to ensure they are prepared to arrive on site with appropriate manpower, materials, and equipment.
- Monitor and manage the overall project schedule to ensure all milestone dates are achieved, including Substantial Completion and obtaining the Certificate of Occupancy.
- Coordinate and verify all required inspections, ensuring they are completed on time and properly documented.
- Maintain organized project documentation in the project office so that drawings, specifications, and details can be easily referenced and verified.
- Develop a deep familiarity with all drawings and specifications to understand how each phase of the project is to be constructed and to guide on-site execution.
- Review and check subcontractor work daily to ensure it complies with the owner contract, drawings, specifications, and each subcontractor's Scope of Work.
- Lead weekly subcontractor coordination meetings to plan manpower and material needs for upcoming weeks, set priorities, and address coordination issues.
- Document meeting outcomes, prepare notes, and distribute them to all relevant parties to ensure clear communication and alignment.
- Prepare detailed daily reports documenting work completed on site, including workforce numbers, equipment used, visitors, site and weather conditions, and other relevant information.
- Identify, document, verify, and sign off on changes in the work, promptly notifying the Project Manager so that cost impacts can be tracked and managed.
- Mark drawings to reflect changes for record-keeping and ensure that as-built information can be updated accurately at project completion.
- Support project closeout activities by helping compile lists to assist subcontractors in completing their Scope of Work.
- Generate and manage the official punch list after substantial completion, identifying any work that must be corrected or repaired.
- Ensure all punch list items are completed, verified, and closed out in a timely manner to achieve successful project turnover.
Essential Skills
- Minimum of 5 years of experience as a Superintendent for a commercial contractor.
- Proven experience overseeing on-site operations from groundbreaking through final occupancy on commercial construction projects.
- Strong ability to read, interpret, and work from construction drawings and specifications.
- Proficiency with Microsoft Project for schedule development and management.
- Proficiency with Microsoft Office applications for documentation, reporting, and communication.
- Experience using Pro Core or similar construction management software for project administration.
- OSHA 30-hour training certificate.
- Valid driver's license.
- Demonstrated ability to coordinate multiple subcontractors and trades effectively on an active construction site.
- Strong organizational skills for maintaining project documents, safety records, daily reports, and meeting notes.
- Ability to lead and facilitate coordination and safety meetings with diverse project stakeholders.
