Job Summary

The Mortgage Processor ensures a timely process from application to closing and funding of mortgage transactions. Responsibilities include reviewing mortgage loan requests, assessing borrower financial situations, and tailoring solutions across loan programs such as Conventional, FHA, VA, USDA, New Construction, and Portfolio. You will skillfully structure, assemble, prepare, and verify loans, facilitate underwriting, closing, and funding processes, and act as the point of contact between Mortgage Loan Originators and Underwriters.

Lock loans with customers and investors, prepare lock documents, request necessary documents, and structure and price loans accurately.

Qualifications
  • High school diploma or equivalent required; associate degree in Accounting, Business, Finance, or a related field preferred.
  • Two to three years of consumer lending, mortgage lending, financial services, or related experience preferred.
  • Knowledge of real estate lending and secondary market guidelines preferred.
  • Knowledge of lending‑related federal and state regulations.
  • Working knowledge of the Credit Union’s products, services, and core database system preferred.
  • Current NMLS registration required, or the ability to obtain and maintain registration.
  • Must be able to travel to assigned work locations as scheduled.
Essential Elements of the Job
  • Provide accurate and timely service to members, realtor associates, and Credit Union employees by following these service level standards:
    • Consistently manage loan pipelines to achieve timely application‑to‑close processing.
    • Deliver time‑sensitive documents within regulatory guidelines.
    • Assist Mortgage Lending Manager in developing processes to aid efficiency.
  • Review applications as submitted, including notes, to understand loan circumstances.
  • Review and process items required before underwriting, such as credit reports, pay stubs, W‑2s, verifications of employment, bank statements, purchase agreements, title commitments, and homeowners insurance policies; update information, investigate inconsistencies, correct errors, and resolve issues to facilitate underwriting and ensure a smooth closing and funding process.
  • Lock loans with borrower and investor, send out lock documents and disclosures within required time frames.
  • Provide clear, effective communication with all parties when completing file‑related activities.
  • Ensure the loan origination system is kept up to date with current and accurate information as the loan is processed, including notes for team members.
  • Understand and ensure compliance with all underwriting guidelines and regulatory requirements according to federal and state laws and regulations as well as credit union guidelines.
  • Submit completed loan package to Underwriter for review and approval.
  • Perform miscellaneous duties as assigned.
  • Present a professional business image and appearance, projecting an outgoing professional image and adhering to the personal appearance policy.
