Position: Project Manager I

Job Overview

Ryan Companies US, Inc. has an immediate career opportunity for a Project Manager I to join our Midwest region team based in Dallas, TX. This role involves overseeing the planning, execution, and completion of commercial construction projects, ensuring the highest standards of quality, safety, and compliance.

Responsibilities
  • Participate in owner/client sales presentations.
  • Participate in design development, budget preparation, and project scheduling.
  • Share job cost responsibility with supervising PM or Division Manager by keeping the supervisor informed of efforts.
  • Under supervision prepare and control budget, schedule, and bid documents; negotiate and award subcontracts; help prepare profit projections.
  • Help conduct jobsite coordination meetings and provide job status reports.
  • Conduct project close‑out duties, including final cost, punch list, final billing, and final collection of fees.
  • Lead construction progress meetings.
  • Oversee design development.
  • Prepare and manage project budgets, profit projections, schedules, and bid documents.
  • Negotiate and award subcontracts.
  • Work directly with owners/clients, field teams, subcontractors, and various internal teams for support.
Qualifications
  • At least 4 years of experience with commercial construction.
  • Bachelor's degree in a related field.
  • Knowledge of Microsoft Project and other project management tools, estimating techniques, cost control, and material pricing.
  • Proven ability to manage light industrial projects, including office/warehouse, retail, and strip mall-type projects.
  • Minimum of six months of estimating/preconstruction and field experience.
  • Ability to effectively communicate with superintendents, subcontractors, and owners/clients.
