Oakline Floors is a full-service flooring contractor headquartered in Fort Worth, TX, operating out of a 23,000 sq ft warehouse and 11,000 sq ft showroom and design center. We supply and install hardwood, tile, LVT/LVP, carpet, laminate, and engineered wood for production builders, custom home builders, and commercial clients across DFW and the surrounding region. Founded in 2013, we have grown consistently into one of the area's leading flooring contractors.
The Estimator plays a central role in protecting our margins and winning the right work.
The Flooring Estimator is responsible for producing accurate, competitive bid packages across all flooring product categories — hardwood, tile, LVT/LVP, carpet, laminate, and engineered wood. You own the numbers from the moment a project hits your desk through bid submission and award. Your work directly determines which jobs we win, at what margin, and whether we set up the field team for success from day one.
This is a focused estimating role. You will not carry project management responsibilities post-award — your job is to get the bid right, get it in on time, and hand off a clean, complete package to the project team. You will work closely with sales, purchasing, and the design center, but estimating is your lane.
- Perform detailed material takeoffs from architectural plans, blueprints, floor plans, and spec sheets.
- Calculate quantities with product-specific waste factors: tile layout angles, wood run direction, pattern repeats for carpet, diagonal and herringbone configurations.
- Quantify all associated materials: setting materials, grout, adhesives, underlayment, moisture barriers, transitions, thresholds, and reducers.
- Identify subfloor preparation requirements — leveling, patching, tear-out, moisture mitigation — and price them separately.
- Price labor by product type and installation complexity, using current crew rates and productivity benchmarks.
- Incorporate current material costs from our vendor database; flag cost variance when market pricing shifts.
- Assemble complete, clean bid packages — broken out by product category, labor, and scope — ready for sales or direct client submission.
- Build and maintain a live cost database that reflects actual material, labor, and subcontractor pricing.
- Review specifications and drawings for scope ambiguity, allowance mismatches, or missing information before submitting — never bid a gap you haven't noted.
- Manage a pipeline of active bids and meet all required submission deadlines without exception.
- Participate in pre-bid walkthroughs and site visits when job conditions require field verification.
- Issue revised estimates when plans, specs, or allowances change; version‑control all estimates clearly.
- Track bid outcomes (wins, losses, and no‑bids) and report patterns to management to sharpen competitive positioning.
- Conduct post‑award estimate reviews on completed jobs to compare actual vs. estimated costs and improve future accuracy.
- Work closely with the sales team on builder RFPs, design center selections, and product substitution decisions.
- Coordinate with purchasing to verify product availability, lead times, and vendor pricing before submitting bids.
- Communicate clearly with the project team at handoff — flagging any unusual conditions, scope risks, or assumptions baked into the estimate.
- Respond to builder and GC clarification requests quickly; protect our relationships through responsiveness.
- 3–6+ years of estimating experience in flooring, tile, or a closely related interior finish trade.
- Demonstrated product knowledge across categories: hardwood, tile (standard, large‑format, custom pattern), LVT/LVP, carpet, laminate, and engineered wood — including installation methods and material specs.
- Proficiency in digital takeoff software (Plan Swift, Bluebeam, or equivalent).
