Senior MEP Manager (North Texas) – Austin Commercial
Austin Commercial is seeking a Senior MEP Manager for a billion‑dollar healthcare project in Fort Worth, TX.
Functional Areas of Responsibility
- MEP trade coordination / space management / constructability studies
- Certificate of occupancy management
- Review of subcontractor submittals
- Compliance with building codes
- Relations with city Inspectors
- Review of subcontractor proposed change pricing
- Coordination with Design Engineers (MEP and LV)
- Coordination of initial scope of work (MEP and other subs review of exhibit
D)
1. Evaluates the complexity of the mechanical/electrical design and estimates construction costs and maintenance. Ensures constructability and compliance with local building codes.
2. Serves as a technical resource in meetings with owners and architects, explaining mechanical/electrical systems and anticipated difficulties.
3. Attends weekly meetings with owners, architects, and subcontractors, outlining work, phasing, scheduling, and quality issues; may hold separate meetings as needed.
4. Ensures subcontractors submit shop drawings on time, examines completeness, and guarantees timely equipment delivery.
5. Coordinates MEP scope using overlay or CAD to prevent space issues and aligns shop drawings among subcontractors.
6. Checks mechanical, plumbing, and piping shop drawings, ensures proper routing and dimensions, oversees QA/QC, and verifies rough‑in installation.
7. Scrutinizes electrical shop drawings, including slab rough‑ins, switch gear, riser diagrams, and emergency generator placement; performs inspections and coordinates with city inspectors.
8. Manages fire sprinkler system inspections, coordinates tamper and flow switches with the fire alarm system, and ensures compliance with local codes.
9. Inspects and coordinates life safety systems, smoke evacuation, pressurized zones, fire control centers, distress communications, and fire extinguishers; handles certificate of occupancy requirements.
10. Reviews proposed changes for cost and schedule impact, resolving technical issues with architects and engineers.
11. Audits subcontractor pay requests for accuracy and timeliness, resolving payment issues.
12. Coaches subordinate MEP Coordinators, providing technical guidance.
13. Acts as liaison among owners, architects, general contractors, and other disciplines.
14. Performs additional duties as assigned.
15. On large projects, may specialize in a single field, e.g., mechanical, electrical, instrumentation, communications.

- B.S. in construction management, construction science, engineering, or a related field
- 10+ years of commercial construction project management and MEP experience
- Completion of OSHA 30‑Hour Construction Industry Outreach Training (within first year)
- Proficiency with project management software and cost projection, scheduling, financial analysis, budget reviews, and labor reports
- Ability to build and manage multiple high‑performing teams
- Familiarity with MEP code requirements (NFPA, SMACNA, Plumbing Code, etc.)
