Maintenance Tech

Maintenance Technician – We are hiring for The Spring @ Silverton, a 55+ Active Adult community.

The Maintenance Technician maintains the physical condition of the property in a safe, efficient, and high‑quality manner and assists in all phases of maintenance operations.

This role reports to the Property Manager and receives direction from the Maintenance Supervisor. The Technician works with staff, vendors, contractors, construction personnel, and residents.

• Complete maintenance work orders as assigned.
• Complete daily work schedules for routine maintenance duties.
• Paint, clean, complete maintenance items, and all other requirements for unit renovation.
• Notify Maintenance Supervisor and Property Manager of all problems and concerns.
• Handle emergency situations, communicating incident details to the Property Manager.
• Participate in on‑call schedule and respond to after‑hours incidents.
• Perform all phases of snow removal and maintain equipment.
• Interact professionally with residents, vendors, contractors, and employees.
• Actively participate in safety and health programs.
• Maintain inventory of equipment, tools, supplies, and work materials.
• Perform other duties as assigned by the manager.

• Minimum high‑school education or equivalent.
• At least three (3) years full‑time maintenance experience (painting, drywall, plumbing, electrical, mowing, plowing, etc.).
• Working knowledge of electrical, plumbing, HVAC, carpentry, and heating systems.
• Valid driver’s license.
• Excellent communication and customer service skills.
• Problem‑solving ability for resident and emergency situations.
• Basic computer skills for completing online work orders.
• Team orientation and integrity.
• Must have HVAC and pool certifications.

• Minimum forty (40) hours per week; additional hours as required. Regular schedule consistent with established hours of operation.
