Position: Assistant Maintenance Director - New Property (Fort Worth)

Overview

Assistant Maintenance Director position at CWS focuses on leading maintenance activities, ensuring resident satisfaction, and upholding company values.

Safety is a top priority; the employee ensures the health, well‑being, and safety of team members, residents, contractors, and themselves in all activities.

Responsibilities
  • Assist with leading the maintenance team.
  • Perform make‑ready apartment work.
  • Complete service requests.
  • Maintain inventory and shop organization.
  • Perform common area maintenance.
  • Participate in preventative maintenance programs.
  • Engage in resident satisfaction programs.
  • Communicate with customers, residents, investors, vendors, leadership, and CWS team members.
  • Participate in the CWS Risk Management Program and Safety Programs.
  • Set an example by demonstrating company core values on a daily basis.
Qualifications
  • High School diploma or GED (preferred).
  • Yardi software experience (preferred).
  • EPA, HVAC I & II, CPO and local certifications (required).
  • Minimum 1–2 years of full‑time experience in apartment maintenance or a trade requiring basic knowledge of electricity, plumbing, carpentry, painting, and HVAC (required).
  • Apartment maintenance experience (preferred).
  • Valid driver’s license and current automobile insurance (required).
  • Basic set of hand tools (required).
  • Ability to read service requests, schedules, and communicate in English.
  • Basic computer skills.
  • Willingness to adhere to a variable work schedule, including weekends and emergencies.
  • Commitment to company policies, procedures, and practices.
  • Skill in establishing and maintaining effective working relationships.
  • Ability to maintain a professional and ethical atmosphere.
  • Supervisory/managerial skills.
  • Capability to perform work at locations other than the home property.
  • Willingness to travel within major metropolitan areas and attend company functions in other cities.
  • Prepared to respond to emergency calls outside of normal business hours.
