SummaryThe Shift Operating Engineer is responsible for the safe, efficient, and reliable operation of building systems during assigned shifts. This role focuses heavily on HVAC operations, preventive maintenance, troubleshooting, and ensuring optimal environmental conditions across the facility. The engineer supports daily building operations, responds to service requests, and maintains compliance with safety and regulatory standards.
Key Responsibilities
- Operate, monitor, and maintain HVAC systems, including chillers, boilers, air handlers, cooling towers, pumps, VAV systems, and building automation systems (BAS).
- Perform routine and preventive maintenance on mechanical, electrical, and plumbing (MEP) equipment.
- Diagnose and repair HVAC issues, including refrigerant systems, motors, belts, valves, sensors, and controls.
- Conduct regular building rounds to inspect equipment performance, temperatures, pressures, and system conditions.
- Respond to work orders, alarms, and emergency calls during the shift.
- Maintain logs, records, and shift reports for equipment operation, maintenance activities, and incidents.
- Ensure compliance with OSHA, EPA, and local building codes.
- Assist with energy management initiatives and recommend system improvements.
- Support contractors and vendors performing onsite work.
- Maintain a clean, safe, and organized mechanical workspace.
- All other duties as assigned.
Required Qualifications
- 3–5 years of experience as an Operating Engineer, HVAC Technician, or similar role.
- Strong working knowledge of commercial HVAC systems and building mechanical equipment.
- Ability to read and interpret blueprints, schematics, and technical manuals.
- Experience with Building Automation Systems (BAS/BMS).
- Valid EPA Section 608 certification (Universal preferred).
- Ability to lift 50+ lbs, climb ladders, and work in mechanical spaces.
- Strong troubleshooting and problem-solving skills.
- Excellent communication and documentation abilities.
- Trade school or technical certification in HVAC, mechanical systems, or related field.
- Experience in critical environments (data centers, hospitals, labs, etc.).
- Familiarity with CMMS work order systems.
- Electrical or plumbing cross-training.
- Fixed shifts, with occasional overtime that may include nights, weekends, and holidays.
- Work performed in mechanical rooms, rooftops, and indoor/outdoor environments.
- Exposure to noise, heat, cold, and mechanical equipment

Salary
- JLL paygrade S3 salary pay range with additional 8% shift differential.
