Role SummaryThe Maintenance Technician II performs high‑quality maintenance work in rental homes while providing outstanding customer service to residents. Tasks include completing service requests, proactive Pro Care visits, and educating residents on home systems.
Responsibilities- Complete maintenance service requests across multiple trades.
- Provide excellent customer service and promote a quality living experience for all residents.
- Perform required work while demonstrating respect for the resident’s home.
- Perform regular Pro Care visits to conduct proactive maintenance and repairs.
- Complete the Pro Care checklist in the mobile app and schedule the next visit with the resident.
- Educate residents on maintenance topics, including showing the link to Invitation Homes resident expectations ().
- Educate residents on the functional systems of their rental home.
- Conduct general property condition assessments at all visits and alert property management when immediate attention is required.
- Use technician‑specific reports to identify opportunities for improvement.
- Perform repairs in vacant properties that are on the market or during the turn process.
- Properly use and care for company‑supplied tools, materials, and vehicles.
- Review the next day’s appointments to ensure appropriate equipment, materials, information, and time are available for single‑visit completion.
- Adhere to all Invitation Homes safety guidelines.
- Perform other duties as assigned.
- High School diploma or equivalent.
- 2–5+ years of proven residential repair and maintenance experience, or related building maintenance experience.
- OSHA 10 certification (new hires may complete within 90 days).
- EPA Certification:
Type I, Type II, and/or EPA Universal HVAC Certification is a plus. - CPO certification (pool) is a plus.
- Excellent customer service, interpersonal, and written communication skills; multilingual is a plus.
- Comfortable using mobile devices (iPad and/or iPhone) and various mobile applications.
- Understanding of residential construction and mechanical systems; able to perform general repairs in plumbing, electrical, carpentry, sheetrock, exterior structural work, HVAC (minor), and appliances. Training will be provided.
- Current driver’s license, automobile insurance, and any other required state licenses or certifications.
- Ability to work on a regular and consistent basis, including occasional weekends and holidays.
- Ability to provide basic hand and power tools.
- Ability to perform tasks requiring frequent climbing, reaching, stooping, kneeling, crawling, pushing, pulling, lifting, talking, and hearing.
- Ability to lift or move more than 50 pounds and operate standard maintenance equipment as assigned.

CompensationSalary range: $20.19 – $35.00 per hour. Additional annual discretionary bonus may be available.
