Job SummaryUDR is hiring a Resident Services Manager 2 to join our team at Lodge at Foxborough, an apartment community of 250 homes in Foxborough, MA.
The role focuses on managing all aspects of resident service to create a positive sense of community and foster relationships with residents. The position may supervise one direct report and supports community operations across administrative, asset quality, customer service, finance, vendor and personnel processes.
Essential Functions- Asset Quality
- Walk the community daily; open/close “showing” units; monitor office, restrooms, amenities, parking, and “show” apartments for quality, cleanliness and presentation standards; monitor battery status of smart locks.
- Refresh signage and distribute collateral to support occupancy and image improvements.
- Customer Service
- Answer resident and guest questions professionally and timely; implement CS improvement strategies.
- Launch self‑guided or guided tours for prospects; provide information on short‑term rentals, corporate housing and guest suite rentals.
- Conduct move‑in orientation and assist with annual renewal conversations.
- Oversee the Customer Survey Program by sending follow‑up emails/texts and phone calls to gather satisfaction data.
- Coordinate maintenance resolution and escalation to the Service Manager.
- Financial
- Collaborate with the Business Manager to complete financial duties.
- Reconcile Purchase Card (P‑card) for the community.
- Personnel
- Host daily and weekly team huddles; share updates on policies, initiatives, training, and team building.
- Hire, train and develop staff; set expectations and address performance through corrective action.
- Approve time records and time‑off requests.
- Vendor & Administrative
- Manage vendor keys per UDR policies.
- Source new vendors to support community appearance and resident services.
- Maintain telecom and computer equipment; partner with IT for troubleshooting.
- Prepare, communicate and deliver resident and community letters, legal notifications, move‑in documentation, and issue keys, fobs, parking permits.
- Review, sign and administer leases; maintain compliance and records.
- Plan and manage community events; maintain website and social media; drive occupancy.
- Maintain NPS scores and reputation management.
- Use Sugar CRM for resident relations and service requests.
- Manage smart rent, package/parcel, incident reporting, and court appearances.
- Document key policy and process; oversee inventory and replenishment of office supplies.
- Develop and maintain emergency action procedures.
- Collaborate with Centralized Admin, Sales and Renewal teams for leasing/renewal goals.
- Lead a productive, motivated team aligned with UDR values.
- Comply with Company policies; deliver duties as assigned.
- Bachelor’s Degree in Business or related field (or equivalent experience in residential property, marketing, website development).
- 2–5 years property management experience in on‑site operations, leasing, administration, customer service, events, marketing and website management.
- Minimum two years management or supervisory experience.
- Preferred experience in hotel or upscale rental customer service.
- Valid driver’s license required.
$33.65/hr – $36.06/hr
