The Maintenance Technician is integral to meeting our objective, with responsibility for maintaining the overall physical condition of the community and providing world‑class service to our valued residents. Maintenance Technicians diagnose maintenance issues, make necessary repairs and ensure all resident service requests and other community maintenance is completed in a timely manner.

Levels- Maintenance Trainee
- Maintenance Technician I
- Maintenance Technician II
- Maintenance Technician III
- Oversee one or more assets and supervise general maintenance engineers and technicians. Usually also has specific property maintenance responsibilities, including general maintenance and orderliness of property HVAC, mechanical, electrical, utilities and lighting systems. Includes inspections and repairs.
- Direct mechanics, technicians, and outside contractors on assigned projects.
- Control inventory of parts and equipment, and coordinate all maintenance‑related contractor activities.
- Ensure successful execution of all company safety and environmental policies and procedures.
- Deliver the highest level of resident satisfaction through responsive, consistent, positive and professional interactions.
- Work a rotating on‑call schedule to have 24/7 maintenance coverage.
- High school diploma or GED.
- Minimum 7 years of maintenance experience or 4 years with EPA 608 Universal certification.
- Approved designations or a degree/license/certification in HVAC, plumbing, electrical, appliance repair, or carpentry.
- Strong customer service skills.
- Advanced knowledge in at least one of electrical, plumbing, HVAC, or carpentry.
- Ability to diagnose problems and implement repairs.
- Ability to perform quality control on work and repairs completed.
- Ability to train skill trades.
- Excellent written and verbal communication skills.
- Strong time management skills.
- Ability to provide guidance and training to less senior technicians.
- Required training for Maintenance Tech III completed within 15 months of hire or promotion date.
- Valid, state‑issued driver’s license with a safe driving record.
Regularly use hands to manipulate tools, machinery, equipment, supplies, and office equipment. Frequently stand, reach with hands and arms, climb ladders, balance, and stoop. Sit and stand for clerical work. Regularly lift and move equipment and supplies up to 50–75 lbs.
Typical Work ConditionsWork is performed in and outside a maintenance/machinery environment and in and outside residential properties. Employees frequently interact directly with residents, maintenance, and communities’ staff during the workday.
CompensationPay Rate: $31.00 per hour. This is the lowest to highest salary we in good faith believe we would pay for this role at the time of this posting.
