Facilities Maintenance Technician

The Facilities Maintenance Technician provides advanced mechanical, utility, and mission-critical infrastructure services for a complex biotech manufacturing, distribution, research and development, and data center site. This role focuses on equipment and facility installation, repair, troubleshooting, and preventative maintenance for building, utility, and IT support systems in a regulated environment. The technician responds to critical alarms, contributes to GMP documentation, supports commissioning and qualification of new systems, and offers technical guidance and mentorship to junior personnel.

Responsibilities include:

  • Develop and maintain a complete working knowledge of all infrastructure systems and operations across the facility, including mechanical, utility, and mission-critical IT support systems.
  • Respond promptly to infrastructure, utility, and IT mission-critical equipment alarms and carry out effective repair and mitigation activities to protect continuous operations.
  • Restore the critical environment to its proper maintenance condition following repairs and ensure facility needs are met to support uninterrupted site operations.
  • Perform advanced troubleshooting on HVAC systems, boilers, pure steam generators, autoclaves, glassware washers, lab washers, reverse osmosis/deionized (RODI) systems, refrigeration, electrical, plumbing, and pneumatic systems.
  • Operate and support mission-critical IT data center infrastructure, including Computer Room Air Conditioning (CRAC) units, Uninterruptible Power Supplies (UPS), and battery strings, and escalate complex events to the Lead Facilities Maintenance Technician when appropriate.
  • Complete preventative maintenance on equipment and building systems in accordance with established department procedures and schedules.
  • Participate in an emergency on-call rotation and support after-hours maintenance response and critical system recovery when needed.
  • Provide guidance, training, and on-the-job coaching to lower-level personnel to support skill development and consistent execution of maintenance activities.
  • Author and revise Preventive Maintenance procedures, Standard Operating Procedures (SOPs), job plans, and work instructions to maintain accurate and compliant documentation.
  • Contribute to GMP quality records, including Change Controls, Deviations or Problem Reports, Corrective and Preventive Actions (CAPAs), and Methods of Procedure (MOPs), and independently author these documents when assigned.
  • Complete work order documentation in accordance with Good Documentation Practice (GDP) and ALCOA+ data integrity principles to ensure accurate, reliable maintenance records.
  • Maintain accurate records of building operations, repairs, parts, equipment conditions, and preventative maintenance activities within the Computerized Maintenance Management System (CMMS).
  • Use the site Building Management System (BMS) to monitor alarms, review operational trends, and support troubleshooting of critical plant systems.
  • Monitor critical plant systems through routine rounds, meter readings, BMS trend reviews, and field inspections to identify issues and ensure reliable operation.
  • Perform and record daily meter readings, analyze data for adverse trends, and escalate concerns to appropriate stakeholders for corrective action.
  • Coordinate planned work in data center and server room spaces with site IT teams and adhere to mission-critical change control procedures.
  • Support commissioning and qualification activities (IQ, OQ, PQ) for new and modified utility and facility systems as assigned.
  • Support internal and external audits and regulatory inspections by producing requested records and responding to subject matter questions within the scope of responsibilities.
  • Comply with all site Environmental Health and Safety (EH&S) requirements, including Lockout/Tagout, confined space entry, hot work, electrical safety, fall protection, refrigerant handling, and chemical safety protocols.
  • Identify recurring failures and reliability opportunities, and recommend improvements to the Lead Facilities Maintenance Technician and Facility Manager to enhance system performance.
  • Ensure continuous operation of site HVAC, utility, and mission-critical IT support systems through proactive maintenance and timely response to issues.
  • Perform other related duties as required and assigned to support safe, reliable, and compliant facility operations.

Essential Skills include:

  • At least 6 years of related facilities or utilities maintenance experience, including a minimum of 3 years in a GMP-regulated biotechnology, pharmaceutical, or life sciences manufacturing environment.
  • Proven working knowledge of electrical systems, plumbing, HVAC, and refrigeration equipment and their associated controls and components.
  • Working knowledge of IT data center and mission-critical systems, including Computer Room Air Conditioning (CRAC) units and Uninterruptible Power Supply (UPS) systems.
