What we are looking for…

We are seeking a Community Manager to serve as the on-site leader of The Village Fredericksburg, a 242-unit tiny home resort

community in the Texas Hill Country. This is a hybrid role: part Community Association Manager (CAM), part Hotel General Manager. You'll own the HOA operation end to end - budget, staffing, vendors, compliance, and amenities - while holding the on-property guest experience to Avant Stay's hospitality standard. The HOA and STR sides run on separate financials, but

on the ground, you're the one leader keeping both running clean, compliant, and guest-ready.

What you'll do… HOA / Community Leadership:
  • Serve as the primary point of contact for the HOA board (or developer-controlled HOA in early phase), homeowners, and prospective owners.
  • Administer the HOA operating budget - staffing, common-area maintenance, reserves, and vendor spend - keeping HOA financials separate from STR/guest revenue per governance policy.
  • Enforce HOA covenants and use standards property-wide.
  • Coordinate developer relations, owner move-ins, and homeowner-facing communications.
Leadership and Team Management:
  • Supervise and provide guidance to the Assistant Community Manager, CEA/Gate team, Groundskeepers, and Maintenance Technicians.
  • Schedule and lead team meetings to align on priorities and resolve operational challenges.
  • Train and mentor staff to ensure excellence in both HOA field operations and guest service delivery.
Guest

Experience:
  • Hold the on-site STR/guest operation to Avant Stay brand and guest-experience standards, even though it reports through a separate P&L.
  • Manage guest complaints rooted in common-area or HOA-controlled infrastructure, ensuring timely resolution and guest satisfaction.
  • Collaborate with the GX and programming teams to curate amenity-based experiences - wine tours, pool activities, seasonal events, and Wine Trail partnerships.
Operational Responsibilities:
  • Manage labor across HOA field roles, including weekly scheduling, to optimize productivity and coverage as occupancy scales from ramp-up to fully open.
  • Inspect common areas and amenities daily - pool, pickleball courts, putting green, Wine Hall, and Pool House Center - to ensure cleanliness and readiness standards.
  • Partner with the STR ops team on housekeeping turn quality, maintenance response times, and unit guest-readiness.
  • Monitor the minimum live-unit threshold required for wastewater system viability and flag infrastructure issues before they become resident-facing.
Inventory and Vendor Management:
  • Own vendor relationships for HOA-side services - landscaping, pest control, pool maintenance, golf cart fleet - negotiating rates and monitoring SLAs.
  • Monitor common-area supplies and equipment inventory, placing orders as needed.
Safety and Compliance:
  • Track compliance items - permits, inspections, insurance certificates, and regulatory filings - and maintain a compliance calendar.
  • Collaborate with Safety/Security to maintain a secure environment for owners, guests, and staff.
  • Address policy violations and ensure compliance with safety protocols.
Requirements
  • Min. 3 years experience in HOA/community association management, resort operations, hotel general management, or a similar leadership role (multi-discipline background strongly preferred).
  • CAM certification (or state equivalent) preferred; willingness to obtain if not currently held.
  • Proven P&L ownership - budget building, variance management, and vendor cost control.
  • Strong organizational and problem-solving skills; comfortable managing multiple teams across HOA and hospitality functions.
  • Excellent communication skills across three audiences: homeowners, guests, and corporate/developer stakeholders.
  • Flexible schedule with availability to work weekends, evenings, and holidays as required by business needs, especially during peak season.
