Under the supervision of the Physical Plants Manager and the direction of the Lead Plant Engineer, the HVAC General Maintenance Worker performs skilled and routine technical work assisting in the overall maintenance, operation and repair of the physical plant, machinery, equipment and systems.
Main Responsibilities and Duties- Perform scheduled preventive maintenance in buildings and appurtenance.
- Perform inspections and checks that are in accordance with the systems management.
- Perform the adjustment and remediation of breakdowns to equipment and systems.
- Perform seasonal changeover in HVAC systems.
- Perform the monitoring of the energy management system to coordinate appropriate building utilization.
- Follow all policies and procedures regarding mandated safety regulations and OSHA, Hazard Communication requirements.
- Open building in morning and/or secure building at night.
- Learn all phases of plant engineering; study systems maintenance manuals and methods to include energy management system and controls.
- Assume the responsibilities of Plant Engineer in his absence.
- Assist Plant Engineer in the preparation and maintenance of daily records and logs.
- Engage in ongoing professional development relevant to position.
- Respond promptly and thoroughly to written and oral requests for information.
- Maintain a clean, neat appearance, appropriate to position.
- Maintain a record of appropriate attendance and punctuality.
- Serve as a role model for students, colleagues, and the general public.
- Work in close harmony with colleagues, supervisors, and co-workers.
- Comply with all District and School policies and regulations, including but not limited to guidelines for confidentiality.
- Perform other related duties as required/assigned.
- High School diploma, G.E.D., or any combination of education and experience equivalent to graduating from high school.
- Complete HVAC Apprenticeship and successfully completing four years of night HVAC classes.
- Experience with Direct Digital Control and Energy Management Systems preferred.
- Valid Virginia driver’s license.
- Knowledge
- Mandated safety regulations such as OSHA, Hazard Communication, etc.
- Diagnose mechanical defects in a variety of equipment and to take appropriate action in correcting them.
- Current mandated safety and environmental regulations such as EPA, OSHA, and Hazard Communication.
- Skills
- Read, understand, and implement operational manuals of the plants.

Physical Requirements
- Work environment is mixed indoor and outdoor environment, with moderate temperatures that are subject to occasional extreme cold and heat, and frequent exposure to chemicals or other negative air quality elements.
- The work is Moderate/Heavy work, requiring exertion of up to 50 pounds of force to move or lift objects.
