- Field Leadership: Direct all on-site construction activities, coordinate subcontractors and suppliers, and lead daily foreman and weekly coordination meetings to keep the project moving efficiently.
- Safety & Compliance: Enforce strict OSHA safety standards, lead job hazard analyses, and ensure a clean, secure site. Immediately address and document any incidents.
- Schedule & Logistics: Develop short-term look-ahead schedules, manage site logistics (deliveries, equipment, staging), and proactively resolve field issues to prevent cost overruns or delays.
- Quality Control: Monitor all work for strict adherence to building codes and specifications. Coordinate municipal and third-party inspections while maintaining accurate "as-built" documentation.
- Documentation: Partner with the project management team to process RFIs, change orders, and submittals, while keeping meticulous daily logs, field reports, and progress photos.
- Experience: 7+ years in the construction industry, with a minimum of 3 years serving as a Superintendent or Assistant Superintendent.
- Project History: A strong track record managing multifamily housing projects ranging from 50 to 300 units. Familiarity with affordable housing (LIHTC) development is a plus.
- Technical Expertise: Deep understanding of construction means and methods, and proficiency in tools like Procore, Autodesk Build, MS Project, and Google Suite.
- Certifications: OSHA 10 is required; OSHA 30 and First Aid/CPR are highly preferred.
- Mindset: A hands‑on, proactive problem solver who communicates effectively with diverse teams and builds mutual trust with internal staff, inspectors, and subcontractors.
- Compensation: $165,000 to $185,000 per year, depending on experience.
- Physical Demands: Ability to navigate uneven site terrain for 8-10+ hours a day, climb ladders and multi‑story scaffolding, and safely lift up to 50 pounds.
- Environment: Comfort working in active construction environments with exposure to weather, noise, and typical worksite materials.
- Travel & Compliance: Must travel as needed to project sites and Newport Beach, CA. Requires a valid driver’s license, proof of insurance, a clean annual DMV record, and successful completion of a background check.
