PositionAssistant Community Manager
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the daily operations and financial functions of the housing community. This role supports rent collection to optimize cash flow and financial position and assists in all phases of operations, including personnel, leasing, maintenance, financial administration, and risk management in the Community Manager s absence. As an onsite leader, you will supervise staff to ensure compliance with company policies, safety, fair housing guidelines, and liability concerns.
- Post payments and income accurately, timely, and efficiently from applicants, current residents, and non-current residents.
- Process and reconcile daily accounts receivable; monitor and follow up on bad debt, including late notices, resident and guarantor contact, and evictions.
- Assist the property in meeting budgeted revenues, expenses, and Net Operating Income (NOI).
- Post charges to resident and non-current resident accounts and bill back of utilities where applicable.
- Oversee end-of-month closing procedures and reporting; maintain accurate and organized records; audit resident files for accuracy.
- Walk units, post move-out charges, statements, and security deposit refunds.
- Regular/daily onsite attendance is required.
- Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
- Provide ongoing training, coaching, counseling, and guidance to ensure staff effectiveness and compliance with Asset training benchmarks.
- Promote harmony and quality job performance through supportive leadership and clear expectations.
- Ensure staff compliance with Company policies and procedures.
- Support strategic leasing management and effective leasing techniques to achieve closures, follow-up, lease documentation, and accurate reporting.
- Implement marketing strategies and systems per the annual marketing plan.
- Address resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs (e.g., events, promotions, newsletters).
- Show, lease, and facilitate move-ins for prospective residents.
- Provide excellent customer service and monitor service request turnaround and maintenance responsiveness.
- Maintain property appearance and ensure timely repairs; conduct regular property inspections.
- Assist with supervision of all business functions related to operations.
- Plan and utilize property resources, equipment, and supplies cost-effectively, including obtaining bids from vendors and coordinating with contractors.
- High School Diploma or equivalent;
Bachelor’s degree preferred or two years in housing, or one to two years related experience; or equivalent combination of education and experience. - Ability to perform onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regularly required to remain stationary or move about the property, communicate with others, and perform repetitive motions; ability to lift and place objects up to 25 lbs as needed.
- Occasionally required to climb ladders or stairs, work in various environments, and operate vehicles or equipment; ability to work overtime, weekends, and nights in emergencies.
