The Pre-Construction Specialist is a critical member of the Zimmerman Building Company Pre-Construction team, owning accurate, strategic proposals and estimates that set the foundation for successful project execution. As the primary client-facing representative during pre-construction, you'll work closely with the Coordinator, the Director of Pre-Construction, and clients to ensure every proposal is thorough, competitive, and aligned with both client expectations and company profitability.

You'll Do
  • Serve as the primary point of contact for clients during the pre-construction phase, building trust through clear, consistent communication.
  • Lead client conversations from first call through signed contract, gathering project details and understanding client needs with a proactive, solution-oriented approach.
  • Own proposal development in partnership with the Coordinator, shaping scope, pricing, and timelines that are competitive and reflective of Zimmerman's quality standards.
  • Generate estimates directly when needed, ensuring timelines are met and details are precise.
  • Manage multiple proposals simultaneously, delivering each on time and with precision.
  • Coordinate seamless handoffs to the Construction department, documenting scope, allowances, site conditions, and client expectations for every project.
  • Maintain an accurate, current CRM pipeline for every proposal you own, logging updates in real time.
  • Follow up proactively post-proposal to address questions, overcome objections, and drive toward signed contracts — never letting a warm lead go cold.
  • Mentor the Pre-Construction Coordinator on estimating and client-facing best practices as the team grows.

We believe technology creates a competitive advantage. Our Pre-Construction team uses AI-assisted workflows to reduce estimating and proposal turnaround times while improving consistency and quality.

You should be comfortable learning, using, and improving AI-enabled workflows, including tools such as Claude, ChatGPT, estimating software, take-off tools, and construction management software.

What You'll Need
  • Experience:

    3–5 years in construction, estimating, or pre-construction preferred.
  • Education:

    Degree in Construction Management, Business, or a related field preferred.
  • Technical

    Skills:

    Proficient in Microsoft Office, with the ability to learn other programs. Experience in Chief Architect preferred but not required.

Salary and Benefits
  • Salary range: $65,000–$85,000 (based on experience)
