Description

GSF Properties Inc. is seeking a detail-oriented and mission-driven Floating Compliance Specialist to support compliance across our affordable housing portfolio.

This position is responsible for ensuring compliance with LIHTC, HUD, Section 8, Fair Housing, and other applicable affordable housing regulations while providing guidance and support to property management teams. The ideal candidate is organized, analytical, and committed to maintaining regulatory compliance and operational excellence across multiple communities.

This position reports directly to the Compliance Director and requires travel to assigned properties. Candidates must possess a valid driver’s license, reliable transportation, and current automobile insurance.

Compensation & Schedule

The pay range for this role is $ per hour
, depending on experience.
This position follows a Monday through Friday schedule, 8:00 AM to 5:00 PM
.

Key Responsibilities
  • Report directly to the Compliance Director and provide regular updates on compliance activities, audit findings, and corrective actions.
  • Support multiple properties by reviewing applicant, move‑in, transfer, and recertification files for compliance with LIHTC, HUD, Section 8, Fair Housing, and other affordable housing regulations.
  • Verify income, assets, household eligibility, and rent calculations to ensure accuracy and program compliance.
  • Conduct file audits, identify compliance deficiencies, and work with site teams to resolve issues in a timely manner.
  • Collaborate with Property Managers, Regional Managers, and other stakeholders to maintain regulatory compliance across the portfolio.
  • Prepare and maintain compliance reports, records, and documentation required for audits and agency reviews.
  • Provide guidance to on‑site staff regarding compliance policies, procedures, and regulatory requirements.
  • Maintain a small, assigned compliance portfolio while providing support throughout the portfolio.
  • Travel approximately 50% of time to various property locations to perform file reviews, audits, and compliance.
  • Maintain confidentiality of resident information and stay current on changes to affordable housing regulations and industry requirements.
  • Perform other compliance‑related duties as assigned by the Compliance Director.

Requirements
  • 2–5 years of experience in affordable housing compliance, property management, or a related field.
  • Working knowledge of LIHTC, HUD, Section 8, Fair Housing, and other affordable housing regulations.
  • Experience with file reviews, certifications/recertifications, income and rent calculations, and compliance audits.
  • Strong attention to detail, organizational, analytical, and problem‑solving skills.
  • Ability to manage multiple priorities and support multiple properties in a fast‑paced environment.
  • Excellent written and verbal communication skills with the ability to work independently and collaboratively.
  • Proficiency in Microsoft Office Suite (Excel, Word, and Outlook).
  • Proficiency in Real Page or Yardi is required.
  • Ability to maintain confidentiality and exercise sound judgment.
  • Valid driver’s license, reliable transportation, and current automobile insurance required.
  • Ability to travel to assigned properties as needed.
  • Affordable housing certification(s) preferred.
  • Regular schedule:
    Monday–Friday, 8:00 AM–5:00 PM

Preferred Qualifications
  • TCS, HCCP, COS, or other affordable housing certification preferred.
  • Experience working with multiple affordable housing funding programs.
  • Previous experience supporting properties during audits and regulatory reviews.
