Resort Maintenance Technician — Hands

POSITION SUMMARY:

Performs major,minor, repairs and preventative maintenance work to ensure hotel maintenancequality standards are achieved and maintained.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

The following duties are representative but notall-inclusive:

• Cleanand maintain the pool area and exercise room
• Keepgrounds clear of visible trash and cleans the parking lot, sidewalks,breezeways, stairs, and entrance thoroughly, including weed removal
• Reportany problems that would interfere with guest satisfaction
• Keepthe storage area clean every day and lock all storage areas beforeclocking out
• Verify that all exterior lights are working properly
• Reportand fix any safety hazards throughout the hotel
• Ensure that the stockroom has sufficient inventory to last at least twoweeks
• Maintainshand and power tools and equipment and keeps in good repair;
• Assistsin the repair, maintenance, and installation of irrigation systems;
• Operatesmowing equipment and other related equipment; and drives trucks and other essential vehicles.
• Maintain an inventory of all mechanical equipment with respective maintenance schedules
• Performs routine maintenance of all mechanical elements
• Troubleshoots,recommends repairs and organizes repairs of mechanical equipment
• Monitors equipment performance and repairs or coordinates repairs as appropriate
• Maintainshand and power tools and equipment and keeps in good repair
• Operatesmechanical equipment safely
• Work cooperatively with others;
• Perform minor mechanical repairs;
• Safely operate hand and power tools and equipment;
• Dealcourteously and tactfully with Granlibakken Homeowners, patrons, andguests;
• Makequick decisions in emergencies; demonstrate dependability and good judgment; maintain a clean working area;
• Exemplifyan enthusiastic, resourceful, and effective customer attitude with those contacted in the course of work.
• Powerwash/replace siding/paint buildings at Granlibakken
• Diagnosis,repair, and maintenance of resort facilities, equipment, and systems.
• Performs complex and specialized diagnosis and repair on resort facilities and related equipment, and systems including pumps, motors, compressors,piping, boilers, HVAC systems, mechanical drives, air handling units,valves, filtration devices, chemical feed systems, lighting systems/controls, and other related equipment and systems; and help with specialized and difficult tasks associated with plumbing, carpentry,painting, electrical and mechanical projects.
• Abideby all safety regulations and procedures.
• Operation of Heavy Equipment
  - Occasional requirement to operate a Loader, Snow Removal Equipment, Groomer and other equipment necessary to maintain the property.
• Snow Removal
  - Granlibakken maintains a snow removal contract that requires all Maintenance employees to be available on snow days to help with snow removal.
• Generally, a snow day is called whenat least 3" of snow has accumulated on the roads and pathways.
• Perform general maintenance functions related specifically to the upkeep of resortfacilities, systems, and equipment. Must be able to lift at least 40lb's.

  - Other duties as may be assigned by the Maintenance Manager.

QUALIFICATIONS:

Education:High school diploma or equivalent preferred

Experience:Minimum of one (1) electric andcarpenter experience preferred.

Skills and

Competencies:

• Completion of a craftapprenticeship or an equivalent number of years of education and production maintenance experience preferred
• An AA degree in mechanical,electrical, or industrial maintenance preferred
• Strong communication skills required for guest and co-worked interactions
• Hospitality experience preferred
• Mustbe highly motivated and able to work independently
