As a residential Regional Maintenance Technician, you are responsible for ongoing facility maintenance and repairs to keep several multifamily properties operating and appearing at their best in a designated region.
Responsibilities- Use ten-plus years of experience in property maintenance, supervising others to address work orders and repair issues before escalation.
- Apply technical certifications (HVAC, CPO, electrical, plumbing) to handle critical maintenance areas.
- Maintain the property’s routine maintenance, cleanliness, and resident amenities, including pool, clubhouse, and grounds.
- Lead by example, complete assigned work orders, assist other technicians, and manage the Make‑Ready board to keep turnover work on schedule.
- Engage in difficult conversations with employees and residents, listening to concerns and resolving issues.
- Use project management skills to find cost‑effective, high‑quality solutions to repair and maintenance problems.
- Interact with residents in a friendly, efficient manner while upholding a safety‑first approach, handling chemicals properly, and training staff on safety procedures.
- Operate on a full‑time schedule Monday‑through‑Friday with occasional on‑call hours and weekend duty.
- Maintain a personal tool kit; use company‑owned or personal vehicle as required.
- Maintain a valid driver’s license.
The job requires a full‑time schedule Monday through Friday with occasional weekend and on‑call duties. The company provides equipment and supplies for most work orders, but you must keep your own tool kit and may need a company‑owned or personal vehicle to move around the property or pick up supplies off‑site.
Qualifications- Minimum 10 years of relevant work experience in multifamily building maintenance, with 5 years of supervisory experience.
- Technical degree or certifications in HVAC, plumbing, or electrical (S1 or S2 HVAC certification highly desirable).
- Experience in general building maintenance, painting, light carpentry, electrical, or plumbing.
- Proficiency in maintaining and repairing HVAC systems.
- Strong budgeting, cost‑control, vendor management, and scheduling experience.
- Own tool set and valid driver’s license.
- Proficient with Microsoft Office Suite or related software.
- Excellent verbal and written communication skills.
- Strong organizational skills, attention to detail, and time‑management.
- Ability to work in a fast‑paced, high‑volume environment.
- Familiarity with local, state, and federal employment laws, OSHA, and equal‑employment‑opportunity regulations.
- Demonstrated commitment to safety, integrity, and professionalism.
- Must have a minimum of 10 years of relevant experience, preferably in multifamily maintenance, and at least 5 years of supervisory experience.
- Technical degree or certifications in HVAC, plumbing, or electrical; S1 or S2 HVAC certification highly desirable.
- Prior experience in general building maintenance or painting in a commercial or residential environment required in one or more of the following areas: general handyman work, light carpentry, electrical, or plumbing.
- Prior experience in maintaining and repairing HVAC systems.
- Strong experience with budgeting, cost control, vendor management, and scheduling.
- Must have own tools.
- Valid driver’s license.
- Expected work hours: 9:00 a.m. – 5:00 p.m., Monday through Friday, with occasional weekends.
- Travel:
Drive personal vehicle between locations and for business purposes as required. - Able to lift or move items weighing up to 25 pounds frequently; occasionally up to 50 pounds.
- Able to use hands to manipulate tools and equipment; adequate vision, stamina, and dexterity.
- Able to move about the property, stand for extended periods, walk, climb stairs and ladders, stoop, kneel, crouch, or crawl in various weather conditions.
Paid Sick Leave: 40 hours per year (states with no state mandate). Holiday pay is available after 90 days of employment and for work on the last scheduled day before and first day after the holiday.
