OVERVIEWUnder the direction of the assigned supervisor, the Maintenance Technician II is responsible for the maintenance, repair, and upkeep of multiple storage facilities and company properties. This position supports daily operations through fountain maintenance, irrigation, facility upkeep, equipment maintenance, shop work, and general property repairs. The technician must be capable of working independently, troubleshooting mechanical and electrical systems, and maintaining safe and professional work practices.
ESSENTIAL DUTIES AND RESPONSIBILITIES- Perform building and structural repairs: repair or replace plywood and drywall; patch emergency holes in perimeter and interior walls; perform light framing repair; repair cyclone fencing damaged by vandalism or accidents; replace damaged or dented storage unit doors; perform metal roofing repairs, including patching and sleeving using hand tools, saws, and grinders; repair office furniture and desk drawers, including drawer slide replacement;
and repair leaks and structural damage using hydraulic cement, mortar, silicone, and other approved materials. - Perform lighting and electrical maintenance: replace lights, light fixtures, timers, and electrical components; install and reconnect pull-chain lighting fixtures; troubleshoot and repair wiring when necessary; and perform basic 120V and 240V electrical repairs and installations.
- Maintain gates: reset entrance and exit gates when necessary; adjust gate chains and tension systems for proper operation; troubleshoot errors in the gate controller system; and perform emergency gate damage repairs.
- Perform general fountain maintenance: sweep and clean fountain areas; remove debris including leaves, pine needles, grass clippings, trash, insects, and small animals; clean skimmer baskets to maintain proper water circulation; and vacuum, drain, and pressure wash fountains when required.
- Perform water treatment and system monitoring: test and maintain pH and chlorine levels; add chemicals including chlorine tablets, algaecide, water clarifier, and sud removal chemicals; and monitor pressure gauges and system operation.
- Repair fountain equipment: repair or replace pumps, filters, waterfalls, geysers, motors, and plumbing components; diagnose and repair leaks involving pump seals, diffusers, O-rings, impellers, and seal plates; replace media sand, laterals, valves, skimmer plates, fill valves, and tab floaters; install and repair PVC plumbing systems and fittings; and replace submersible lighting and run electrical wiring through conduit when necessary.
- Maintain irrigation systems: program irrigation controllers according to seasonal watering requirements, city watering ordinances, and facility landscaping needs; install and replace irrigation control boxes and timers; and repair or replace valves, solenoids, diaphragms, irrigation wiring, and mainline and drip line systems.
- Perform plumbing work: basic leak detection and repair of faucets, toilets (unclogging), drains, and external water sources; water heater maintenance and repair; and careful excavation to avoid damage to buried lines and utilities.
- Repair and maintain company golf carts, including tires, seats, back cushions, platforms, rubber matting, T-molding, and structural piping; perform battery service when applicable; and deliver and retrieve loaner carts as needed.
- Perform tool and shop operations: safely operate shop equipment including chop saws, grinders, belt sanders, drill presses, routers, circular saws, and hole saws; fabricate sheet metal parts and maintenance components; and maintain cleanliness and organization of shop areas.
- Manage inventory and vendor coordination: order and restock maintenance supplies including nuts, bolts, washers, snap rings, and repair materials; coordinate materials and outsourced services with vendors.
- Travel to company facilities and properties as assigned.
- Comply with all company policies and procedures, safety requirements, and applicable federal, state, and local laws.
- Perform any other related duties as designated by the supervisor or management.
- High school diploma or equivalent.
- Valid driver's license (Class
C) and ability to travel between facilities. - Knowledge of general maintenance, plumbing, electrical, irrigation, and mechanical systems, and how to safely perform maintenance work.
- Good working knowledge of basic irrigation systems, plumbing, fountain maintenance, and electrical maintenance.
- Ability to troubleshoot and repair equipment independently.
- Experience using hand tools, power tools, and shop equipment (drills, drivers, wrenches, screwdrivers, etc.).
- Ability to work safely around water systems, electrical systems, and machinery.
- Strong organizational and problem-solving skills.
- Ability to work outdoors in all weather conditions and perform heavy lifting as needed.
