Winchester, VA (Shenandoah Valley) | Full-Time, Onsite | $75,000–$95,000 + Performance Bonus
Envision Holdings Group is a Winchester, VA-based construction and real estate development company transforming properties and communities across the Shenandoah Valley. We’re looking for an experienced, hands‑on Project Manager to run the day‑to‑day execution of our residential portfolio: flips, ground‑up new construction, and short‑term rental (STR) property builds.
This isn’t a desk job with occasional site visits. You’ll own schedules, budgets, subcontractor relationships, and quality control from acquisition through final walkthrough, across multiple properties running at once.
We’re a growing operation (our team has roughly doubled in the past year), which means the PM we hire now has real influence over how we build our systems, our subs network, and our next several years of projects — not just executing someone else’s playbook.
What You’ll Own- Manage multiple concurrent residential projects (flips, new builds, and STR conversions) from scope to closeout
- Build and maintain project schedules, holding subs and vendors accountable to deadlines
- Own project budgets: track costs against estimates, catch overruns early, and protect margin
- Source, vet, and manage subcontractor and vendor relationships; negotiate scope and pricing
- Run job site walkthroughs and quality inspections to catch problems before they become expensive
- Coordinate permitting, inspections, and code compliance with local jurisdictions
- Communicate proactively with ownership on project status, risks, and decisions needed
- Troubleshoot in real time (material delays, sub no‑shows, scope surprises) and keep projects moving
- 5‑8 years of project management experience in residential construction, renovation/flips, or a closely related field
- Track record of managing multiple projects simultaneously with real budget and schedule accountability
- Working knowledge of residential construction sequencing, trades coordination, and building codes
- Comfortable managing subcontractors directly: setting expectations and holding the line when needed
- Strong organization and follow‑through; things don’t fall through the cracks on your watch
- Clear, direct communicator with subs, vendors, inspectors, and ownership alike
- Based in or willing to relocate to the Shenandoah Valley, this is an on‑site role
- Experience with flips or short‑term rental properties is a strong plus
Base salary of $75,000–$95,000, commensurate with experience, plus performance‑based bonus tied to project outcomes.
