Job Overview

Director of Engineering responsible for the management and operation of mechanical, life/safety, electrical, plumbing, elevators, and building envelope across multiple Ilitch Holdings properties. Supervise engineers, on‑site staff, vendors, and subcontractors while managing indoor air quality, building codes, energy management, preventative maintenance, staffing, and acquisition operations.

Responsibilities
  • Overall management of mechanical, life/safety, electrical, and plumbing operations for commercial buildings and start‑up for new acquisitions.
  • Participate in market development, due diligence, and proposal preparation for new properties.
  • Implement new building systems technology to increase effectiveness and efficiency.
  • Oversee engineering project timelines, review and publish status reports.
  • Develop and implement preventive maintenance and repair programs.
  • Collaborate with executives on upgrades, renovations, ADA compliance, and tenant improvements.
  • Hire, train, supervise, and conduct performance reviews for engineering staff.
  • Provide engineering direction for scope definition, resource allocation, and oversight of capital projects.
  • Prepare monthly reports, operating and capital budgets.
  • Review tenant construction drawings and develop standards and procedures.
  • Oversee coordination of technical service providers and vendors, including bidding contracts and quality control.
  • Meet with tenants to address mechanical system concerns.
  • Consult with clients on preventive maintenance and shutdowns.
  • Implement comprehensive life safety program, including fire drills, system testing, and regulatory compliance.
  • Monitor building systems and analyze energy usage to reduce costs.
  • Negotiate standardized equipment contracts and maintain vendor relationships.
  • Ensure compliance with codes, regulations, governmental agencies, and company directives.
  • Respond to emergency situations and coordinate additional assistance.
Qualifications
  • Bachelor’s degree in Engineering preferred or equivalent experience.
  • 7‑10 years of direct experience managing mechanical, electrical, and plumbing operations for commercial office buildings.
  • Experience managing, coaching, and training building engineering staff.
  • Experience implementing company wide policies and procedures for mechanical operations, safety, code compliance, and technology utilization.
  • Strong written and verbal communication skills.
  • Proven track record in energy conservation measures across commercial properties.
  • Experience proactively managing indoor air quality issues, including water leaks and floods.
  • Knowledge of codes and standards related to indoor air quality.
  • Familiarity with USGBC, LEED certification, and Energy Star requirements.
  • Experience handling building emergencies (floods, power outages, inclement weather, earthquakes, bomb threats).
  • Experience with OSHA, EPA, and other regulatory agency requirements including Asbestos O&M Plans and NESHAPS renovation requirements.
  • Experience staffing and commissioning newly acquired buildings.
  • Ability to present complex data and review operating and capital budgets to recommend cost reductions.
  • Experience with computerized building management systems, preventive maintenance, and work order systems.
  • Proficiency with Microsoft Word, Excel, Outlook, and PowerPoint.
  • Will be required to perform off‑site duties using a personal vehicle and possess a valid driver’s license.
Extended Knowledge,

Skills and Abilities
  • Refrigeration or electrical license preferred.
  • Experience with global contract negotiation and maintenance of standardized equipment.
  • Knowledge of indoor air quality regulations and NESHAPS requirements.
