Overview

Porter role at Asset Living. The Porter is responsible for assisting in the maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance. The Porter supports the make-ready process under the supervision of the Maintenance Supervisor and Community Manager.

Responsibilities
  • Community maintenance: cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and interior and exterior common areas (as applicable).
  • Respond to resident/management requests and work orders for common areas, buildings, and units in a timely manner.
  • Ensure repairs and replacements for grounds, buildings, breezeways, and common areas are completed in a timely manner.
  • Inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions or liability concerns.
  • Assist in maintaining a preventative maintenance program to extend the life of the community and minimize future repairs.
  • Follow Asset key policy and maintain a well-organized, adequately stocked maintenance shop aligned with safety standards and OSHA guidelines.
  • Assist the Maintenance Supervisor in maintaining the hazard communications program and promote safe work practices.
  • Participate in unit inspections as requested and report violations of community rules to the Maintenance Supervisor and/or Community Manager.
  • Utilize property resources, equipment, and supplies economically; perform additional tasks as requested by the Maintenance Supervisor and Community Manager.
  • Participate in on-call emergency at the community.
  • Customer and resident relations: provide excellent service, monitor service request turnaround, and project a favorable image of the community.
  • Enforce community policies as delegated by the immediate supervisor.
Education/Experience
  • High School Diploma or Equivalent.
  • Ability to understand and perform all on-site software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular movement to accomplish tasks and traverse flat and uneven terrain.
  • Possess the ability to ascend/descend ladders, stairs, ramps, and step stools; operate in overhead positions; lift and move objects 100+ lbs as needed; exposure to outdoor elements and hazardous chemicals.
  • Occasionally move in various positions to complete tasks in confined spaces; remain stationary or dynamic as required; may work overtime, weekends, or night hours during on-call emergencies.
Compensation

Salary Range: $14 per hour to $16 per hour. Our compensation decision considers factors such as skill set, experience, and certifications, and may include total rewards such as benefits, 401(k) with employer matching, and potential bonuses where applicable.
