The Groundskeeper maintains the grounds, amenities, and overall curb appeal of the property, completing minor repairs as directed by the Service Manager.
Essential Roles You Will Play- Inspect the community to remove litter, debris, and pet droppings; keep common areas neat.
- Remove trash from vacant apartments and maintain dumpster/storage areas.
- Complete service requests as assigned.
- Distribute notices and communications to residents as needed.
- Report hazards or potentially dangerous situations.
- Demonstrate customer service skills, treating residents respectfully and handling complaints sensitively.
- Attend safety meetings, complete required training on OSHA and other safety laws, and report incidents promptly.
- Other duties as assigned.
Schedule:
40 hours per week, often starting up to two hours before the leasing office opens.
Typical Site
Hours:
- Monday – Friday: 9am – 6pm
- Saturday: 10am – 5pm
- Sunday: 1pm – 5pm
- Availability to work on weekends when scheduled and perform essential functions unaccompanied.
- Work inside and outside apartment buildings and all property areas; exposure to weather conditions.
- Ability to work in a stressful environment and cooperate with co‑workers and residents.
Relevant experience in property management and customer service managing grounds operations.
Education:
High School Diploma or GED Equivalent.
Computer skills:
Rudimentary knowledge of company software.
Licenses/Certificates:
- Current valid driver's license.
- Certifications:
None required.
Physical Requirements:
- Push, pull, lift, carry up to 50 lbs independently and up to 150 lbs with assistance.
- Stand, walk, reach, climb, stoop, squat frequently.
- Routine local travel for errands, meetings, training.
