The Groundskeeper maintains the grounds, amenities, and overall curb appeal of the property, completing minor repairs as directed by the Service Manager.

• Inspect the community to remove litter, debris, and pet droppings; keep common areas neat.
• Remove trash from vacant apartments and maintain dumpster/storage areas.
• Complete service requests as assigned.
• Distribute notices and communications to residents as needed.
• Report hazards or potentially dangerous situations.
• Demonstrate customer service skills, treating residents respectfully and handling complaints sensitively.
• Attend safety meetings, complete required training on OSHA and other safety laws, and report incidents promptly.
• Other duties as assigned.

Schedule:

40 hours per week, often starting up to two hours before the leasing office opens.

Typical Site

Hours:

• Monday – Friday: 9am – 6pm
• Saturday: 10am – 5pm
• Sunday: 1pm – 5pm

• Availability to work on weekends when scheduled and perform essential functions unaccompanied.
• Work inside and outside apartment buildings and all property areas; exposure to weather conditions.
• Ability to work in a stressful environment and cooperate with co‑workers and residents.

Relevant experience in property management and customer service managing grounds operations.

Education:

High School Diploma or GED Equivalent.

Computer skills:
Rudimentary knowledge of company software.

Licenses/Certificates:

• Current valid driver's license.

Physical Requirements:

• Push, pull, lift, carry up to 50 lbs independently and up to 150 lbs with assistance.
• Stand, walk, reach, climb, stoop, squat frequently.
• Routine local travel for errands, meetings, training.
