Maintenance Technician

The Maintenance Technician assists in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The technician is also responsible for the make‑ready process in line with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities
  • Attend community site daily, responding to resident/management requests and work orders for common areas, buildings, and units in a timely manner.
  • Perform repairs and replacements for common areas and units as required.
  • Assist with scheduling and performance of maintenance/repair‑related turn events.
  • Maintain exterior grounds, breezeways, and common areas, including swimming pool maintenance and chemical log upkeep.
  • Inspect grounds, buildings, and features daily to identify and correct hazardous conditions.
  • Maintain preventative maintenance program to extend community life and reduce future repairs.
  • Follow Asset Living key policies, maintain an organized, well‑stocked maintenance shop, and promote safe work practices.
  • Participate in unit inspections, inventory monitoring, and accurate recordkeeping of service requests, EPA/OSHA standards, preventative maintenance, and work in progress.
  • Assist with general upkeep of office, common areas, and model unit.
  • Report violations of community rules to the Maintenance Supervisor or Community Manager.
  • Participate in on‑call emergency duties at the community.
  • Use property resources, equipment, and supplies economically.
  • Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager.
  • Maintain excellent customer service and monitor service request turnaround.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Enforce delegated policies of the community consistently.
Education / Experience
  • High School Diploma or Equivalent.
  • Basic computer skills required; ability to understand and perform all on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular movement between work sites; frequent ascent and descent of ladders, stairs, and other equipment; lifting, moving, and handling objects up to 100+ lbs in all directions.
  • Prolonged periods of standing or sitting; operating machinery, power tools, motor vehicles, and golf carts.
  • Exposure to outdoor weather conditions and hazardous chemicals; ability to work overtime, weekends, and nights (on‑call emergencies).
License / Equipment
  • Must have reliable transportation due to the emergency on‑call requirement.

Salary Range: $22 per hour to $22 per hour
