Overview
The Collier Companies is seeking an on-site Rental Manager for our Gainesville, FL community. This is a full-time, onsite role reporting from one of The Collier Companies’ community offices in Gainesville. The role focuses on rent collection and deposits, maintaining computer reports and resident files, and preparing, explaining, and signing lease agreements with past, present, and future residents. The Rental Manager may assist the Community Manager with team management and must be flexible and adaptive to market changes and company goals.
Responsibilities- Collect rent each month and strive for 100% rent collection.
- Complete deposit slips for bank deposits and manage deposit monies.
- Maintain and update current and past resident files.
- Prepare eviction notices and follow through with the eviction process.
- Post rent and late rent in the computer system and keep records updated.
- Run and review credit reports and rental applications.
- Prepare and sign leasing agreements with renewing and new residents.
- Assist in preparing apartments for re-rental at any time.
- Update computer files and reports daily and assist the Community Manager with reports.
- Assist Community Manager with supervision of office personnel.
- Learns functions of Community Manager for promotional opportunities.
- Responsibilities may change due to community needs, market changes, or seasonal demands of position.
- High school diploma or equivalent; college degree preferred.
- Reading, writing, seeing, hearing, and/or communication; and mathematical skills.
- Must be able to speak, read, write, and comprehend English.
- Retail, sales, or customer service experience.
- Management or leadership abilities; tactful, mature, flexible and cooperative.
- Ability to take initiative and follow tasks through to completion.
- Collections experience helpful.
- Fair Housing and legal knowledge.
- Interpersonal and appropriate telephone skills.
- Computer and typing skills.
- Must have a valid in-state Driver’s License and reliable transportation.
