The Role

Atrium has experienced tremendous growth and we're seeking an exceptional Maintenance Technician to join and grow our team in Gainesville. Reporting out of a home base at the Mirabella Apartments (720 SW 34th St Gainesville, FL), the maintenance technician will join our skilled maintenance team servicing several apartment communities within a 5 mile radius. The Maintenance Technician reports to the Gainesville Area Property and Maintenance Managers and is expected to make assisting residents, delivering exceptional customer service, and teamwork top priorities.

Days will be spent working and completing assignments, which include, but are not limited to, service requests, emergency calls, move in needs, and property tasks that may be needed daily, weekly, or monthly.

Schedule

Monday thru Friday 8am - 5pm, with rotating on-call schedule. The Maintenance Technician must be available for on-call rotation and work with other service team members and/or office as needed. Flexibility between needs of the properties daily.

Pay

$20-$25 per hour (Full time / 40 hours per week). This position is also eligible for incentives.

Job Duties
  • Ensure the completion of all service requests.
  • Inspect community continuously, recording and correcting deficiencies.
  • Order necessary supplies and parts within budgetary guidelines.
  • Perform all general and routine maintenance in the community.
  • Ensure that all keys are kept properly.
  • Replace filters and clean air conditioning vents in vacant apartments and occupied units on an as-needed basis.
  • Perform HVAC troubleshooting, plumbing, minor electrical, carpentry, minor drywall repairs and other interior repairs daily.
  • Service requests made by residents should be completed within 24 hours.
  • Handle on‑call duties whenever needed; will carry a cell phone on a regular basis.
  • Replace breezeway light bulbs as needed.
  • Assist with apartment make‑readies (includes painting, repairs, cleaning, wall/sheetrock repair, lock changes, etc.).
  • Order supplies; communicate and coordinate with vendors.
  • Assist in the distribution of flyers and other materials.
  • Assist in picking up litter & maintain small amount of grounds.
  • Perform preventative maintenance.
  • Keep inventory.

Requirements
  • HVAC certification required (CPO certification and REAC inspection experience preferred).
  • 2+ years of experience as a maintenance technician.
  • Reliable transportation.
  • Able to be available for rotating on-call shifts (including evenings and weekends).
  • Basic computer skills, including email and some Microsoft products.
