General SummaryUnder the immediate supervision of the Maintenance Supervisor, the Maintenance Technician is responsible for all aspects of maintenance and repairs at an apartment community.
EssentialJob Duties and Responsibilities
- Make ready units for new move‑ins.
- Perform grounds work such as pick up, blowing of breezeways and light landscaping.
- Coordinate with Maintenance Supervisor to complete projects and work orders efficiently.
- Perform minor electrical maintenance including replacement or repair of fixtures (wall switches, outlets, bulbs, fuses, minor appliances).
- Perform minor plumbing maintenance such as replacement or repair of leaks, unclogging drains and adding new lines.
- Perform minor painting, carpentry and masonry work (preparing surfaces, applying paint, hanging doors, fitting locks and handles).
- Be HVAC certified and possess knowledge of HVAC systems to maintain, repair and replace them.
- Diagnose problems, replace or repair parts, test and make adjustments.
- Schedule and complete preventative maintenance program; read and interpret equipment manuals.
- Respond to emergency situations during and after hours to resolve immediate concerns.
- Work flexible hours and comply with safety regulations while maintaining clean and orderly work areas.
- Complete other tasks as directed and assigned.
