Maintenance

Technician

The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Technician also handles the make‑ready process in line with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities
  • Community maintenance: attend site daily, respond to resident and management requests, and complete work orders in a timely manner.
  • Perform repairs and replacements in common areas and units, and assist with scheduling maintenance/ repair events.
  • Maintain exterior of the community, including grounds, breezeways, and all common areas.
  • Perform swimming pool maintenance and cleaning; maintain accurate chemical logs.
  • Inspect grounds, buildings, and community features daily to identify, minimize and correct hazardous conditions or liability concerns.
  • Maintain the preventative maintenance program to extend community life and minimize future repairs.
  • Follow Asset key policy and OSHA guidelines; keep a well‑organized, stocked maintenance shop.
  • Assist Maintenance Supervisor in hazard communications program and promote safe work practices.
  • Participate in unit inspections and monitor inventory of equipment and supplies as requested.
  • Maintain accurate records of service requests, preventive maintenance, apartment make‑ready status, work in progress, etc.
  • Assist in upkeep of office, common areas, and model unit.
  • Report violations of community rules and regulations to Maintenance Supervisor or Community Manager.
  • Participate in on‑call emergency service at the community.
  • Use property resources, equipment and supplies economically.
  • Carry out additional tasks and responsibilities assigned by Maintenance Supervisor and Community Manager.
  • Provide excellent customer service and monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency in dealing with residents on all matters and enforce delegated community policies.
Education & Experience
  • High School Diploma or Equivalent.
  • Basic computer skills; ability to understand and perform all on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular movement between work sites; ascend/descend ladders, stairs, ramps, step stools; move in confined spaces; traverse uneven terrain; work in overhead positions; lift and place objects up to 100+ lbs.; operate machinery, power tools, motor vehicles or golf carts; work overtime, weekends, night hours (on‑call).
  • Occasional standing or sitting for prolonged periods.
License / Equipment
  • Reliable transportation due to on‑call requirement.

Compensation: $17.00–$22.00 per hour. Eligible for benefits including medical, dental, vision, life, accidental, and disability insurance, 401(k) with employer matching, and commission/performance bonuses for full‑time employees. Paid sick days and company holidays are provided.
