Leapros Skilled Trades is actively hiring Staff Accountant - Commercial Real Estate in Garden Grove, CA. As a Staff Accountant in the commercial real estate sector, you will be responsible for the full-cycle accounting of a property portfolio, ensuring accurate financial reporting and lease administration. The ideal candidate possesses a strong background in property-level financial statements, CAM reconciliations, and complex accounts receivable management within a fast-paced environment.

Annual Salary: $60,000 to $70,000 Annually BOE

• Prepare comprehensive property financial statements and maintain all schedules necessary to support balance sheet accounts.
• Perform detailed reconciliations for rent rolls, straight-line rent, aged delinquencies, property taxes, and insurance.
• Execute journal entries for accruals, pre-payments, straight-line rent (SLR), and depreciation/amortization.
• Review fixed assets schedules to determine assets to capitalize, retire, or dispose of following tenant move-outs.
• Conduct common area maintenance (CAM) reconciliations and review lease packages and commission structures.
• Manage accounts receivable by applying check and ACH payments to tenant accounts and investigating short pays or unapplied cash.
• Monitor A/R aging and collaborate closely with property managers to resolve delinquencies and billing issues.
• Prepare billing adjustments, post charges, and apply credits to tenant accounts as required.
• Review and approve vendor invoices within the AVID system and assist with the preparation of property budgets.
• Analyze lease packages to ensure financial accuracy and compliance with established real estate accounting standards.

• Proven experience in commercial real estate accounting or property management financial operations.
• Strong proficiency in accrual-based accounting, including experience with SLR and depreciation schedules.
• Demonstrated ability to perform complex reconciliations, specifically CAM, property tax, and insurance reconciliations.
• Experience managing high-volume accounts receivable and resolving aged delinquency issues.
• Familiarity with automated accounts payable and invoice approval software, such as AVID.
• Ability to interpret commercial lease language and translate it into accurate financial data.
• Strong analytical skills with the ability to identify and correct billing discrepancies and unapplied cash.

• Regularly required to sit, stand, and use hands/fingers to operate a computer and keyboard for prolonged periods.
• Specific vision abilities required for close-up computer work and the analysis of detailed financial reports.
• Ability to communicate effectively via telephone and electronic correspondence with property managers and vendors.
• Light to moderate lifting of office files or financial documents may be required occasionally.

The anticipated annual salary range for this position is $60,000 to $70,000 annually, based on relevant factors such as experience, skills, education, internal equity, and geographic location. Final compensation will be determined during the interview process by the hiring authority.
