PORTER/ Maintenance Technician

About Us: Swami International has been providing affordable housing throughout the South Bay area for over 30 years. We are looking for Maintenance Technicians to assist with preventative maintenance and unit turn-arounds. If you have experience with painting, carpentry, plumbing or HVAC, you are encouraged to apply.

Status: Full time, Non-exempt
OverviewMaintenance technician will be responsible for one or more of the following areas: regular maintenance, painting, carpentry, electrical and/or plumbing works to ensure that residential and commercial units are habitable in a timely manner.
Job Functions- Keep records of activities in Porters checklist (list provided by management company);
- Dexterous on mobile devices to take photo logs of the weekly inspections of the property;
- Property Porter must demonstrate the ability to multitask and prioritize;
- Physically walks the property on a frequent basis and removes litter, debris, cigarette butts, and pet droppings from the property;
- Property Porter will sweep/mop/vacuum hallways and common areas;
- Responsible for keeping the laundry room, and or common areas clean;
- Daily common area cleaning, and weekly deep cleaning for hallways, laundry room, parking lot, storage rooms, and common areas;
- Property Porter will ensure the trash is collected on trash day, and if trash is missed will contact management company to arrange new pick-up date;
- Removes all abandoned furniture, trash, boxes;
- Maintain all “no parking zones / areas” on the property clear from any vehicles (including trash bin access);
- Report laundry room repair/ maintenance request to Management company;
- Empty laundry room trash bin(s) daily;
- Maintain mailbox area clean with visible labels and easy access;
- Check on utility room, and Cleaning Supply room, ensures that storage areas always remain locked when not in use;
- Check drains are clear at all times;
- Place precaution signage on areas as needed for slippery areas, parking rules, building rules, and safety reminders;
- For non-emergency maintenance request refer tenant to submit request via tenant portal. For urgent/emergency request, report to management company and maintenance department within 24 hours;
- Property porter will be the point of contact for any tenant issues 24/7 and will report any concerns to the management company;
- Constantly observes the condition of property throughout the community and immediately report and/or initiates action to correct unsafe conditions;
- Post 24 hour notices, balance letters, etc as requested by management company (photos will be required);
- Complete other tasks and projects as assigned.
- Perform other tasks and special projects as required.
Plumbing certificate, Electrical certificate, EPA certified and certified in Osha safety requirements;

- Range $18-$22/hour paid semi-monthly, commensurate on experience
