Senior Building Maintenance Worker
Under general supervision, performs a variety of skilled and semi-skilled maintenance tasks requiring skill, initiative and judgment in the building trades at the maintenance level; supervises personnel as assigned; does related work as required.
Examples Of DutiesRepresentative duties include performing general maintenance, repair and upkeep on city buildings; repairing tables, desks, cabinets and other miscellaneous furniture; hanging doors, building cabinets and performing other carpentry work; doing plumbing, HVAC, power and equipment maintenance and installation; painting and refinishing buildings, equipment and other public areas; repairing roofs; patching and plastering walls and ceilings; installing acoustical and ceramic tile; making sketches or working from blueprints;
preparing cost, materials and time estimates; conducting assessments of maintenance services and making recommendations for improvements; investigating cost effective materials and resources; ordering materials and supplies; preparing reports and maintaining work orders, records, blueprints and warranties; responding to emergency needs outside of normal work hours. Based on training and experience may perform specialized duties such as locksmith or other specialty based tasks.
May be subject to emergency calls.
Education and experience:
High school diploma or GED AND three (3) years of increasingly responsible experience in skilled building construction or building maintenance work involving carpentry, electrical and plumbing work and other maintenance specialties. Knowledge and abilities:
Knowledge of hand and power tools and equipment used in the performance of the usual building trades and of the more common types of construction and maintenance procedures. Must have the ability to read blueprints; to understand and carry out verbal or written instructions; to make simple reports and keep records; to maintain effective working relationships with others. Must attain required certifications as may be applicable.
Physical demands and working conditions:
Work is performed indoors and outdoors in a busy work environment; frequent exposure to noise. Work will involve sitting, standing, walking, twisting (neck & waist), driving, listening, writing, grasping, holding, reaching, bending (neck & waist), squatting, kneeling, stretching, and lifting up to 50 pounds. License:
Must have and maintain a valid California Driver's License, Class
C.
Testing process:
Minimum qualifications - pass/fail; supplemental questions - pass/fail; performance test - 30% of total score; oral interview - 70% of total score. Candidates must pass all examinations to be placed on the eligibility list.
Vacation: 8 hours per month and increasing with years of service. Holidays: 13 fixed holidays per year plus additional 20 hours of floating holiday per calendar year. Sick leave:
Ten (10) hours per month, with option to convert sick leave to cash after five (5) years of service, subject to terms and conditions. Retirement:
The City offers the CalPERS 2.0% at 62 pension formula for new CalPERS members hired on or after January 1, 2013, or 2.0% at 55 pension formula for existing CalPERS member with less than a six-month break in service from another CalPERS or CalPERS reciprocal agency. Health insurance:
The City will pay the PPO Plan premium for a full-time employee plus one (1) dependent. Retiree medical:
Competitive lifetime benefit upon CalPERS retirement required years of City service, subject to other terms and conditions. Educational reimbursement:
Up to $3,125 per fiscal year for full-time permanent employees subject to course eligibility requirements. Continuous service bonus:
On each five-year anniversary of continuous satisfactory service to the City as a full-time, permanent employee. Bilingual bonus pay:
The city shall pay each approved full-time employee a Bilingual Bonus of thirty-one dollars ($31.00) per pay period as long as the employee remains eligible for the bonus. Life insurance:
The City pays up to a total of $40,000 of insurance coverage for full-time permanent employees. Deferred compensation:
