Eskola, LLC's Dallas, Texas branch is seeking a motivated individual to join our growing team! The Waterproofing Project Manager is responsible for planning, coordinating, and successfully executing commercial waterproofing projects from pre-construction through closeout. This role ensures projects are completed safely, on schedule, within budget, and in accordance with company quality standards and customer expectations.
The ideal candidate will have a strong background in waterproofing, roofing, building envelope, or specialty construction, along with hands-on knowledge of commercial waterproofing systems including below-grade, blindside, liquid-applied systems, plaza decks, and sealants. Candidates should possess the ability to read and interpret construction drawings and specifications, understand complex waterproofing details and sequencing requirements, identify common failure points, and confidently enforce quality standards when site conditions are not suitable for installation.
Strong leadership, organization, problem-solving, and written and verbal communication skills are essential for success in this role.
Job Duties and Responsibilities:
Project Management & Coordination:
- Manage all phases of commercial waterproofing projects, including planning, scheduling, budgeting, procurement, execution, and closeout.
- Coordinate with customers, general contractors, subcontractors, suppliers, and internal teams to ensure successful project execution.
- Review project drawings, specifications, contracts, and submittals to ensure compliance with project requirements.
- Develop and maintain project schedules while monitoring progress, manpower, material deliveries, and production goals.
- Coordinate the procurement and delivery of waterproofing materials and equipment to maintain production flow.
- Track project costs, change orders, labor, and material expenditures to maintain profitability without compromising quality.
- Oversee installation of commercial waterproofing systems including below-grade waterproofing, blindside systems, liquid-applied membranes, plaza/deck waterproofing systems, and sealants.
- Ensure proper sequencing and coordination between trades to prevent waterproofing failures or conflicts.
- Identify and address potential quality issues, detailing concerns, or installation deficiencies before they impact the project.
- Conduct regular job site visits to verify workmanship, safety compliance, and adherence to specifications and manufacturer requirements.
- Enforce company safety policies, project-specific safety requirements, and OSHA standards.
- Maintain a strong focus on quality assurance and quality control throughout all phases of the project.
- Ensure all waterproofing installations meet manufacturer specifications, industry standards, and customer expectations.
- Confidently address unsuitable site conditions or improper work practices and stop work when necessary to protect project quality and integrity.
- Maintain clear and professional communication with customers, field personnel, vendors, and management.
- Prepare and manage project documentation including RFIs, submittals, schedules, daily reports, meeting notes, and closeout documents.
- Participate in project meetings, progress updates, inspections, and customer walkthroughs.
- Provide leadership and support to superintendents, foremen, and field crews throughout project execution.
- Collaborate with architects, engineers, clients, and suppliers to ensure clear communication regarding project timelines, progress, and any potential challenges.
- Provide detailed progress reports and performance metrics to senior management.
- Identify potential risks and implement proactive solutions to mitigate delays or cost overruns.
Education and Experience:
- Minimum of 3 years project management experience in commercial waterproofing, roofing, building envelope, or specialty construction environments.
- Must be able to successfully complete a pre-employment background check and drug screening as a condition of hire.
- Must possess a valid driver's license and a dependable personal vehicle to travel to job sites as required.
- Strong knowledge of waterproofing details, installation sequencing, and common system failure points.
- Proven experience with commercial waterproofing systems, including below-grade waterproofing, blindside systems, liquid-applied membranes, plaza/deck systems, and sealants.
