The Division 10 Estimator will lead takeoffs and pricing for Commercial Building Specialties (Division 10), with a focus on wall protection and related interior specialties. This role is responsible for producing accurate, competitive bids, clarifying project scope, coordinating vendor pricing, and supporting the sales and preconstruction process.
Key Responsibilities Estimating & Takeoff- Review drawings, specifications, addenda, and bid instructions to identify Division 10 scope.
- Perform detailed quantity takeoffs and build complete bid packages.
- Develop pricing strategies aligned with bid requirements, competition, and margin targets.
- Create clear inclusions/exclusions, clarifications, alternates, and value‑engineering options.
- Identify scope gaps and conflicts in plans/specs and generate RFIs as needed prior to bid.
- Prepare professional proposals that clearly define scope and assumptions.
- Solicit pricing, lead times, and technical data from manufacturers and distributors.
- Evaluate vendor quotes for compliance, accuracy, and completeness; level bids and select best‑value options.
- Maintain vendor relationships and stay current on product changes, availability, and market pricing trends.
- Collaborate with Sales, Project Management, and Operations to ensure smooth handoff from estimate to execution.
- Support budget pricing, conceptual estimates, and negotiated work for repeat GC/owner clients.
- Assist in post‑bid reviews, scope buyout support (if applicable), and lessons‑learned feedback loops.
- Track bid calendar, prioritize deadlines, and manage multiple active bids simultaneously.
- Help identify and pursue larger project opportunities aligned with target ranges (as applicable).
- Wall protection (corner guards, wall guards, handrails, crash rails)
- Toilet partitions and accessories (as applicable)
- Fire extinguisher cabinets
- Lockers, visual display boards, specialties (as applicable)
- 2+ years estimating experience in commercial construction;
Division 10 experience strongly preferred. - Ability to read and interpret plans, specifications, and addenda.
- Strong math skills, attention to detail, and ability to produce accurate takeoffs under deadline.
- Proficiency with Excel and estimating takeoff tools.
- Understanding of subcontractor proposal language (scope, clarifications, exclusions, alternates).
