Summary

Provide Oversight of New Capital/Upgrade Projects, Site Contractors, Equipment Vendors. Record all site activities for the term of the construction schedule from mobilization to the site through issuance of the Certificate of Occupancy (COO). Manage the owners (Pyramid). Final Punch List and completion of the Building/Site Performance Testing. Record all Vendor and Building Materials moving on and off the site. Attend and record all construction project meetings on site.

Essential Duties and Responsibilities
  • May represent multiple projects at the same time
  • Witness and record all on‑site new construction/equipment installation activities
  • Witness and record all existing site renovation/upgrade projects assigned
  • Understand and update construction/equipment installation schedules weekly in Smartsheet
  • Witness and record job site progress and follow monthly field pay progress estimates for contractors/vendors
  • Witness and record construction/equipment installation conflicts/issues and report to supervisor with site resolution or solutions
  • Follow construction budget by tracking capital budget and annual operating information, identify variances and monitor project expenses
  • Maintain daily construction site information reports
  • Provide change order coordination and cost estimating
  • Proactively identify, mitigate and track recurring construction issues
  • Monitor all onsite construction for compliance with federal, state and local building code, Life Safety 101 and OSHA Regulations
  • Be present and record regular construction site and safety meetings with GC, PM, Project Superintendent and contractors on an ongoing basis regarding project objectives and progress
  • Check daily security condition of the project buildings and property; immediately report abnormalities
  • Check daily safety conditions of the project buildings and property; immediately report abnormalities
  • Check daily overall conditions pertaining to contractors’ cleanliness, material and equipment storage; immediately report abnormalities
  • Project knowledge: know all site utility shut‑off and disconnect; make daily safety checks at each location
  • Project knowledge: know all fire safety equipment locations and shut‑off; make daily safety checks at each location
  • Project knowledge: have contact for all local fire and life safety responders
  • Project knowledge: have all utility provider contact information including account numbers
  • Other duties as may be assigned
Required Qualifications

Must be able to interpret design/construction drawings and construction methods. Minimum of 5 years of experience in the construction industry on project sites. High School Diploma required; degree and/or certifications preferred in business, construction management or engineering. Valid driver’s license. Computer proficient, with experience in MS Excel, Project, and Word. May be required to travel to out‑of‑area/state projects on a per diem cost basis, leaving Mondays and returning home on Fridays each week for the duration of the project assignment.

Traveling to and from the job site is a paid per diem (living) expense.

Job Knowledge, Skills, and Abilities
  • Excellent oral and written communication and interpersonal skills
  • Sound construction judgment and excellent reporting skills
  • Ability to problem solve by gathering and analyzing information
  • A working knowledge of federal and state standards as well as local regulatory body standards
  • Knowledge of jobsite safety practices required
