ROLE OVERVIEW

As a Regional Manager, you'll be the driving force behind a portfolio of affordable housing communities — sharpening operations, keeping financial performance on track, and building teams that deliver. You'll partner closely with Community Directors, step in as the go-to leader when challenges arise, and help every property hit strong results while creating the kind of resident experience that makes a house feel like home.

WHAT YOUR DAY-TO-DAY WILL LOOK LIKE
  • Keep your finger on the pulse of property performance by tracking NOI, NRI, bad debt, management fees, and physical occupancy against budget
  • Be out where the action happens — maintaining a near-daily on-site presence across your portfolio (a minimum of 4 days per week), including a formal site visit and inspection at each property every week to review curb appeal, apartment home readiness, and maintenance standards
  • Partner with Community Directors to review monthly financials, identify variances, and turn insights into decisive corrective action
  • Own the property-level action plans Community Directors build for underperforming assets, holding them accountable for progress, while also driving your own portfolio-level strategy
  • Stay on top of AR and AP performance across the portfolio, spotting trends and outliers early so you can speak with confidence to the RVP and Asset Management
  • Lead monthly formal site inspections across your properties to keep them sharp, prepared, and performing at their best
COMPLIANCE CONFIDENCE
  • Keep every property audit-ready and in full compliance with LIHTC, HUD, Section 8, and applicable state program requirements
  • Prepare properties for REAC, MOR, and state agency inspections, then lead sharp, effective corrective action plans when findings arise
  • Audit income certifications, recertifications, and waitlist management for accuracy and timeliness
TEAM LEADER SHIP & SUPPORT
  • Meet one-on-one with each of your Community Directors every week to align on performance, priorities, and how you can support them
  • Coach, develop, and hold your Community Directors accountable across your assigned portfolio
  • Play an active role in hiring, onboarding, and training on-site leasing and management teams so they walk in ready to succeed
RESIDENT & COMMUNITY CONNECTION
  • Drive timely, professional resolution of resident concerns and escalations with a focus on service and solutions
  • Partner on marketing and leasing strategies that help communities reach and maintain target occupancy
  • Champion resident retention and community engagement efforts that turn residents into neighbors who stay
REGIONAL MANAGER MUST HAVES
  • 2-4 years of property management experience, including experience in a multi-site or supervisory role
  • Affordable housing experience is a must — LIHTC, HUD, Section 8, and state program knowledge will help you hit the ground running
  • A road-ready leader who thrives in the field, with a minimum of 4 days per week visiting and supporting properties (estimated 80% travel)
