Make Technician

Position: Make Ready Technician

Basic Function

Responsible for ensuring that all vacated apartments are thoroughly restored to "make ready" status, preparing the apartment for new residents in a timely manner. Complete various service requests as assigned.

Principle Responsibilities

The activities listed below are not all inclusive; however, they are indicative of the types of activities normally performed by the Make Ready Technician. Other duties may be assigned.

Essential Functions

• Prepares vacant apartments for market ready condition by performing various non-technical functions such as maintaining exterior lighting, ground equipment repair and preventative maintenance, caulking, painting, pool maintenance, lock repairs, etc.
• Inspects vacant apartments and informs the Service Supervisor of needed repairs and services.
• Assists Service Supervisor in completing projects and completes preventive maintenance checklist.
• Completes service requests in a timely manner and shares on‑call responsibility when assigned.
• Responsible for daily pick up of residential grounds and cleaning amenities when needed.
• Responsible for interior painting of buildings and amenities.

Approves

• Routine maintenance and repairs.
• Replacement of minor parts.

Develops or Reviews and Submits to Service Supervisor for Review and Approval

• Replacement of major equipment.
• Ideas for improving service and performance.

Requirements Education, Training and Experience

One‑year related experience at an apartment community and/or training; or equivalent combination of education and experience.

Abilities and Aptitudes

Must be results oriented and self‑starter. Organizational skills and attention to detail are essential. Must be mechanically inclined with knowledge of plumbing, heating, air conditioning, constructional and electrical procedures. Must be able to lift and/or move up to 50 pounds. Frequently required to stand; walk; sit; use hands to finger, handle, and feed; reach with hands and arms; climb or balance;

stoop, kneel, crouch, or crawl and talk or hear.

Specific Skills

General property maintenance skills required (painting, pressure washing, trash pick‑up, etc.). Excellent customer service skills. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
