Job Description

As a Community Manager, you will manage and coordinate the daily activities and resources of the property to achieve established budgeted financial and operational goals. You will ensure that the operation of the property complies with company policies, procedures, and all laws and regulations governing multi‑family housing operations.

Responsibilities
  • Champion employees: manage the team, perform evaluations, interview, hire, orient, and train new hires.
  • Meet targeted revenue goals by increasing sales and implementing short‑ and long‑term marketing and leasing strategies.
  • Perform budget modeling, forecasting, profitability analysis and management, complete financial records, documents, and reports, and manage invoicing.
  • Gather, analyze, and interpret market and economic trends that may impact the property, and recommend improvements.
  • Enforce lease procedures: apartment inspections, evictions, collections, notifications, and other processes outlined in the lease agreement.
  • Manage client/owner relations: conduct property tours, provide updates on performance, and meet with clients as needed. Handle contractor and vendor management.
  • Ensure safety, cleanliness, and general appearance of the property, and report mechanical and electrical malfunctions as well as employee/visitor/resident injuries or accidents.
  • Resolve customer complaints and issues.
  • Stay curious about competitors and build relationships within the market and industry.
  • Perform other duties as assigned.
Work Hours & Environment

Schedule:

40 hours in a regular work week.

  • Monday – Friday: 9:00 am – 6:00 pm
  • Saturday: 10:00 am – 5:00 pm
  • Sunday: 1:00 pm – 5:00 pm
Essential Requirements
  • Must be available to work on weekends when scheduled and perform essential job functions unaccompanied.
  • Work in an office environment with frequent exposure to outdoor elements (temperature, weather, odors, or hazards).
Qualifications

Education and Experience
:
High School Diploma or GED Equivalent.

Supervisor Experience
: 1–3 years of proven skills in hiring, leading, directing, evaluating, and managing subordinates.

Management Experience
: 1–3 years of multi‑family property management.

Preferred Experience
:
Background in property management, sales, marketing, and customer service sufficient to manage day‑to‑day operations of an apartment community.

Advanced Skills
:
Communication, presentation, and delivery skills with ability to connect with people at all levels.

Computer Skills
:
Proficiency in internet, word processing, spreadsheet, and database management programs; strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site).

Licenses and Certificates
:
Current valid driver’s license; no certifications required.

Physical Requirements
:
Push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance; frequent standing, walking, reaching, climbing, stooping, squatting; intermittent sitting and keyboard work.

Mobility Requirements
:
Employee must frequently stand, walk, reach with hands and arms, climb, stoop, and squat. Intermittently sit and perform keyboard work.

Travel Requirements
:
Routine local travel for business errands, meetings, and training; non‑local travel may be required for business responsibilities.
