Job Summary

The Groundskeeper contributes to the overall success of TAM Residential by maintaining the appearance and functionality of our apartment community's outdoor spaces. The groundskeeper’s responsibilities include creating a welcoming and aesthetically pleasing environment for residents and visitors through landscaping, maintenance, and general upkeep of the grounds.

Essential Job Functions
  • Maintain lawns, trees, shrubs, and flower beds through regular mowing, trimming, pruning, planting, watering, and fertilizing.
  • Remove weeds, debris, leaves, and litter from lawns, parking lots, walkways, and common areas.
  • Perform seasonal landscaping tasks, including mulching, snow/ice removal, and storm cleanup.
  • Inspect outdoor lighting, irrigation systems, and other exterior features; report issues to maintenance personnel.
  • Assist with setup, cleanup, and maintenance of community amenities such as pools, grills, and recreation areas.
  • Empty trash receptacles and replace liners in common areas.
  • Sweep and pressure-wash sidewalks, patios and other surfaces.
  • Maintain clean and organized storage and work areas.
  • Assist maintenance staff with minor repairs or special projects.
  • Ensure all tools, equipment, and materials are used safely and stored properly.
  • Present a professional, courteous, and helpful demeanor to residents, visitors, and team members.
  • Communicate observed maintenance issues or safety concerns promptly to supervisors.
  • Support community events or resident functions as needed.
  • Perform other duties as assigned.
Skills and Abilities
  • Basic understanding of landscaping tools, lawn care equipment, and outdoor maintenance practices.
  • Ability to operate power equipment such as mowers, trimmers, blowers, and small hand tools safely.
  • Must be able to climb ladders and work at heights occasionally.
  • Strong attention to detail and commitment to quality workmanship.
  • Good time management skills to prioritize tasks and complete work efficiently.
  • Effective communication skills to interact with residents, team members, and supervisors.
  • Dependable, self-motivated, and able to work effectively with minimal supervision.
  • Ability to follow safety procedures and work effectively as part of a team.
Education & Experience
  • Previous experience in maintenance, make ready, or other related fields.
  • Familiarity with maintenance tools and equipment.
  • Ability to handle physical workload.
  • Deadline and detail-oriented.
Working Conditions
  • Ability to operate in an open work area with moderate everyday noise.
  • Regular exposure to outdoor weather conditions, including heat, cold, rain, snow, and ice.
  • Ability to work from multiple locations.
  • May be required to work weekends, holidays, or extended hours for special projects or emergencies.
Physical Demands
  • Ability to frequently, and sometimes for long periods of time, sit, stand, climb and descend stairs, walk, extend arms and hands forward and overhead, using fingers to grasp, and carry.
  • Must be able to bend, crouch, kneel, or stoop on occasion.
  • Must be able to lift and carry up to 50 pounds unassisted.
Benefits

Associates who are regularly scheduled for and work 30 hours or more per week are eligible for company-sponsored benefits the first day of the month, following completion of 30 continuous days of employment. Benefits offered include medical, dental, and vision coverage, as well as 401K and life insurance. Regular, full-time associates are eligible to accrue paid time off (PTO) and holiday pay.
